Position Overview
Cardinal Roofing is seeking a highly driven, hunter-mentality Business Development Manager to grow our commercial roofing division across Georgia.
This role is focused on creating new relationships, generating qualified opportunities, and closing high-value roofing contracts. This is not an order-taking position. We are looking for a professional who is comfortable building a territory, opening doors, and becoming a recognized presence within the commercial real estate and construction community.

Key Responsibilities
- Proactively generate new roofing opportunities for Northpoint Roofing Systems through cold outreach, networking, referrals, and relationship development
- Build strategic relationships with:
- Property Management Companies
- Real Estate Investment Groups
- Development Companies
- General Contractors
- Facility Managers
- Multi-Property Ownership Groups
- Conduct in-person meetings, roof assessments, and capability presentations representing Northpoint Roofing Systems
- Identify and pursue large commercial re-roof and new construction opportunities
- Develop long-term strategic accounts that generate repeat service, maintenance, and capital project revenue
- Attend industry events, trade associations, BOMA functions, chamber meetings, and networking events weekly
- Maintain a strong and accurate pipeline within CRM systems
- Collaborate with estimating and operations teams to strategically position Northpoint Roofing Systems to win projects
- Grow business by building relationships to sell accounts with recurring revenue
Performance Expectations / KPIs
- Annual revenue target typically $2M – $4M
- Add 8–12 qualified new opportunities to pipeline each month
- Conduct 10–15 face-to-face meetings or networking activities per week
- Maintain 25% closing ratio on qualified proposals
- Secure multiple new strategic accounts per quarter
- Grow recurring service and maintenance contract portfolio
- Demonstrate consistent pipeline growth and accurate forecasting
- Build relationships that generate repeat and referral business for Northpoint Roofing Systems
Compensation Structure
Cardinal Roofing offers a competitive base salary plus aggressive uncapped commission plan designed to reward high performers.
On-Target Earnings (OTE)
- Typical OTE range: $110,000 – $170,000
- Top performers at Northpoint Roofing Systems can earn $200,000 annually
Commission Plan (Typical Example)
- 20-25% commission on net profit
- Commission accelerators after achieving quarterly revenue thresholds
- Additional bonuses for:
- Large commercial project wins
- Multi-property portfolio agreements
- Long-term maintenance contract development
- Optional draw against commission available during ramp-up period
Qualifications
- 3 years experience in business development, commercial roofing sales, or construction sales
- Existing network within commercial real estate, property management, or construction industry strongly preferred
- Proven ability to prospect, open doors, and close deals
- Strong hunter mentality and competitive drive
- Excellent communication and relationship-building skills
- Self-motivated and comfortable working in a performance-driven environment
- Valid driver’s license and ability to travel locally
