Residential Property Manager
This is a wonderful opportunity to manage two beautiful apartment communities, one in Maplewood and one in South County, approximately 200 apartments. The Property Manager will work closely with the management company, Rodemyer Christel, Inc., and the ownership group to deliver comprehensive property management services to our residents. Wonderful maintenance staff to assist with maintenance items. Both locations are beautiful apartment communities with updated gorgeous apartments, ranging from one bedrooms to three bedroom townhomes. Job Description
The Property Manager is responsible for the day-to-day operations of managing the apartment community while assuring the company’s standards are met and excellent customer service is always delivered. The following list of Duties, Responsibilities and Skills is meant to be a guideline and may be changed or modified as needed.
Essential Duties and Responsibilities:
- Manage the day to day operations of the properties.
- Handle all phases of the leasing process, handle all leads, tours, and application processing.
- Collaborate and work closely with the senior management team and onsite Maintenance Supervisor, maintenance technicians, and outside contractors.
- Maintain a relationship with prospective and current residents by implementing standards for prompt and courteous follow-up and retention practices. Ensure that all residents requests are addressed in a timely and professional manner.
- Prepare move in documents and oversee the move in process and procedures.
- Understand and adhere to all Federal, State and local laws pertaining to property management, and stay informed of changes thereto.
- Exercise common sense, good judgment and consistency in all business-related matters.
- Maintain detailed and accurate records and prepare reports required by the Management firm (e.g move in/move out logs, traffic logs, exit surveys, inspection reports, vacancy and lease-up reports, etc.).
- Collaborate with senior management and oversee the marketing effort including all marketing materials, print advertising, internet advertising, and social media. Maintain knowledge of product and competitive communities through consistent evaluation of market conditions and trends.
- Obtain bids from outside contractors for routine maintenance and property improvement projects and monitor performance.
- Enforce company policies regarding all office procedures including rent collection and evictions.
- Regularly tour the property grounds, common areas, amenities and apartments for proper oversight of management and maintenance operations. Identify and correct health and safety violations promptly.
- Maintain professional demeanor and attire. Exercise common sense, good judgment and consistency in all business-related matters.
Skills:
- Superior skills in people and project management
- Candidates must be able to work independently, take direction from Senior Managers and be a team player with the focus on meeting the goals of the properties.
- Proficient in Microsoft office including Excel and Word.
- Strong working knowledge of social media platforms and web portals
- Friendly demeanor and excellent written and verbal communication skills
- Motivated to improve and elevate the property
- Strong attention to detail and excellent organization skills..
- Ability to adapt to a changing environment and multi-task.
