What are the responsibilities and job description for the Construction Manager position at Rockford Area Habitat for Humanity?
Job Summary: To coordinate and manage the annual house-building projects for the affiliate, while working with a broad-based team of volunteers, vendors, prospective homeowner families, and affiliate team members.
Job Duties and Responsibilities:
Project Management
· To act as the primary point of contact for all affiliate construction needs; including new construction, rehab, recycle, Critical Home Repair, and warranty projects.
· Create project budget for each housing unit, manage budget and ensure the final project is within scope
· Be responsible for planning, ordering, and scheduling the timely delivery of all appropriate building materials to ensure a smooth workflow.
· Act as the primary point of contact for all building inspections, while ensuring that all local building codes and compliance requirements are adhered to.
· Act as the primary point of contact for all subcontractors and vendors, coordinating the competitive bid process, approving quotes and final invoicing.
· Request in-kind materials and labor from vendors and subcontractors
· Coordinate construction project schedules and timelines with the volunteer building site teams.
· Manage the ComEd Affordable Housing New Construction program to ensure 100% compliance
· Comply with all local, state, and federal code requirements and follow all Habitat for Humanity International requirements.
· Serve as the affiliate Competent Person
· Serve as the Safety expert for the affiliate, always adhering to HFHI’S safety policy
Teamwork and Communication
· Be proactive advocate of the Habitat for Humanity mission of helping to provide safe and affordable housing to deserving families in the Rockford market.
· Work closely with the affiliate Executive Director in set the vision for the construction program and manage overall budget
· Work closely with Community Engagement Manager, Home and Family Services Manager, Development Manager, Communications Manager, and ReStore Director to ensure collaboration and communication.
· Establish close communication lines with all building site leaders, ensuring work is getting completed efficiently and effectively.
· Be a positive representative and advocate for the affiliate with all business partners and vendors.
· Bring a positive outlook and respect to all working relationships, especially when working with our broad base of volunteers.
· Establish a strong, compassionate, and caring relationship with all Habitat homeowners.
· Attend staff and volunteer meetings, board meetings, and committee meetings as required.
· Manage the Construction Committee and participate in site selection committee.
Skills, Knowledge, & Abilities Required
· Must have 5 or more years of construction management experience
· Must have a commitment to the Habitat mission and uphold its values and ethics.
· Must have strong written, oral and interpersonal communication skills.
· Must have the ability to work effectively as a team leader and a team member and staff and volunteers.
· Must have a strong commitment to safety at all worksites
· Must be comfortable planning, procurement, scheduling, working with subcontractors, zoning, building permits, and identifying sites for future builds.
· Must be an effective team member, with the ability to see the broad goal of projects

Pay: $55,000.00 - $62,000.00 per year
