Maintenance Tech

Rock Point Real Estate is seeking a motivated and proactive Maintenance Technician to serve our multifamily apartment communities in Chattanooga and Cleveland, TN.

This is a hands-on position for someone who takes ownership of their work, solves problems, and takes pride in doing the job right. You will be responsible for completing resident work orders, apartment turns, general repairs, and preventative maintenance while helping us maintain a high standard across our communities.

We are looking for a GO-GETTER. Someone who sees what needs to be done and gets it done. Someone who doesn't need to be constantly told what to do and who understands that the quality of their work directly impacts our residents and our properties.

The Role

This is a hands-on position responsible for keeping our properties safe, functional, and well maintained. You will complete resident work orders, apartment turns, preventative maintenance, and general repairs while providing professional service to our residents.

Key Responsibilities

• Complete resident work orders and apartment turns efficiently and correctly.
• Perform general maintenance and repairs, including plumbing, light electrical, drywall, painting, carpentry, appliances, and other property repairs.
• Diagnose maintenance issues and find effective solutions.
• Document completed work and update work orders in our property management software.
• Communicate professionally with residents and follow up to ensure the job is complete.
• Identify maintenance issues before they become bigger problems and take ownership of getting them resolved.
• Participate in the rotating on-call schedule for after-hours and weekend emergency maintenance.

You don't have to know how to do everything on day one, but you should be willing to learn, ask questions, and continually improve your skills.

Experience

• Minimum of 2 years of property maintenance experience or equivalent field experience preferred
• Electrical and plumbing experience is a must.
• Experience with HVAC and general construction preferred
• Ability to diagnose and troubleshoot maintenance issues efficiently
• Experience with property management software or being able to learn new software quickly.

Must have and maintain a valid, active driver's license in good standing and successfully pass a driving background check.

What Will Get You Fired

This role requires trust. You will often be working independently and without a manager physically standing over you. That trust is earned and expected.

Compensation & Benefits

Estimated pay: $23–$25 per hour, depending on experience

Schedule: This is a full-time, 40-hour-per-week position, Monday through Friday, with participation in a rotating on-call schedule for after-hours and weekend emergency maintenance calls.
