Maintenance Service Technician
Position Overview:
The Service Technician position will be an integral part of the Rock Harbor Management Operations Team. This position will be the company lead for occupied apartment Service Requests. This position will work independently from a company owned Service Van and work directly for the Head of Maintenance.

Rock Harbor Management is in its 3rd year of establishment with 30% growth YoY. We are an Owner Operator of Boutique renovated 1980’s & Newer Apartment complexes throughout Maine with a focus on customer service and energy efficiency. Our residents have a high level of expectations as they pay above market rents for beautiful renovated apartment homes. With over two decades of experience in the multifamily industry our approach is refreshing and rewarding for both our residents and our employees.
Job Responsibilities:
1. Service Request (50%)
· Lead Service Request responder for current residents
· Review open Service Tickets in Phone Application each morning
· Prioritize day based on open tickets
· Perform repairs and maintenance for occupied apartment homes
· Lead customer service and resident facing company response
· Repairs to plumbing, electrical, drywall, appliances, and apartment fixtures.
· Manage company service van and company owned supplies and receipts.
· Required to be lead on call (shared with other Operations Team Members)
2. General Grounds (10%)
· Upon arriving on property keep an “Owners eye” or renters “Perspective” of the grounds.
· Check dumpsters for overflowing trash or bulk items
· Note exterior maintenance needs (painting, tu paint, shoveling, salting, mowing, weeding etc)
· Perform work needed to be “Show ready”. Ask for additional resources from Head of Maintenance.
3. Apartment Turns (25%)
- Assist the Head of Maintenance and Remo Teams in Apartment turns
- Install new faucets and sink drains
- Install new appliances (Washers, Dryers, Dishwashers, Stoves, Micros Etc)
- Meet scheduled deliveries of appliances for check in and install.
- On “Quick Turns” perform turn general maintenance and check operations
- Assist with painting and maintenance as needed in the turn
4. Preventative Maintenance (15%)
· 100% unit walks of occupied units annually
· Check for leaks & M&M
· Clean plumbing traps
· Clean and service heat pumps
· Check for running toilets
· Complete Annual Unit PM Checklist Inspection
· Open Service Request for Common Area work (Lights, Steps, handrails, painting etc)
5. Career Training & Advancement (5%)
- Attend additional online and in person trainings
- HVAC training

Work Hours & Benefits
This position is for 40 hours per week on call requirements. Benefits of Paid Time Off, bonuses, travel reimbursement.
Work Environment
Work is generally performed in occupied apartment setting while working from a company owned Service Van. The position also requires updating Head of Maintenance and Management Teams of overall property conditions and curb appeal needs.
Required Qualifications / Skills:
- Entrepreneurial drive and spirit to be a part of growing a business
- Scrappy “go getter” who enjoys working with customers
- Valid Drivers License & Ability to pass Background check
- Own your own tools for general maintenance
- Knowledge of General Plumbing, General Electrical, Basic Carpentry and Appliance Repair
- Excellent communication, organization, and time management skills
- Excellent customer service and telephone etiquette
- Customer Service Ability to work under stress and deadlines
- Flexibility is required
Required Education/Work Experience:
- High school diploma, GED, or equivalent
- Associate’s or Bachelor’s degree preferred
- 4 years experience in Service Maintenance Role
- Proficient with phone applications
Physical Requirements:
- Ability to lift up to 35 lbs. occasionally
- Ability to walk up/down stairs
- Ability to stand or sit for prolonged periods
- Ability to drive 30-90 min
