Job Summary
We are seeking a dynamic and proactive Maintenance Technician to join our team. In this role, you will be responsible for maintaining, repairing, and optimizing mechanical systems and equipment across our construction sites and operational facilities. Your expertise will ensure that all systems function smoothly, safety standards are met, and projects stay on schedule. Responsibilities
- Maintenance technicians handle various routine service requests in commercial buildings and determine when a job requires the expertise of a plumber, an electrician, a heating, ventilation and air conditioning (HVAC) technician or another expert. They may also have administrative duties, such as documenting work orders.
Common duties include:
- Performing routine maintenance, such as replacing light bulbs and changing HVAC filters
- Emergency lighting repairs/replacements
- Rollup door tension/track adjustment
- Gate bracket repair/alignment
- Gate motor repair
- Pressure washing
- Gutter cleaning/gutter guard installation
- Dump runs as needed
- HVAC preventative maintenance
- Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
- Repairing damaged electrical wiring caused by shorts or severed lines
- Painting the building when the old paint fades or chips
- Keeping tools and equipment clean, organized and in good condition
- Notifying management when parts orders are needed for repairs
- Conducting building and equipment inspections to identify issues
- Weatherizing the building by repairing weather striping or replacing insulation
- Updating work orders, writing notes about services performed and closing requests upon completion
- Adhering to workplace health and safety standards
Residential Duties:
Respond to tenant maintenance requests as needed, determine repairs needed and communicate with Sr Property Manager.
Turnover maintenance items including interior drywall repairs and repainting, inspecting/cleaning appliances, draining water heaters, smoke battery replacements, air filter replacements.
Power Washing house/gutters as requested, including cleaning of trash cans
Door repairs
Install/Remove RHP Leasing Signs as and where needed
Exterior wood repairs, as needed
Utilize mobile apps for receipt/reporting of maintenance items.
