Overview
We are seeking a dedicated and experienced Property Manager to oversee the operations of our residential & commercial properties. The ideal candidate will have a strong background in property management and customer service, ensuring that all residents receive exceptional and prompt support and that the properties are maintained to the highest standards. This role requires a proactive approach to problem-solving and a commitment to fostering a positive living environment for all tenants. Traveling to all properties on regular basis is essential and required.
Duties
- Manage day-to-day operations of assigned properties, ensuring compliance with relevant laws and regulations and be available on 24/7 notice in event of any emergencies.
- Provide outstanding customer service by addressing tenant inquiries, concerns, and requests promptly and professionally.
- Oversee property maintenance activities, coordinating repairs and ensuring that all facilities are well-maintained.
- Maintain accurate administrative records, including tenant files, lease agreements, and all other property related information in our Buildium System.
- Continually evaluate performance of 3rd party vendors and opportunities for cost efficiencies.
- Oversee leasing brokers at some locations, involvement in direct leasing activity at others, and responsible for sending out and finalizing lease renewal offers on residential units.
- Oversee superintendent staff, most properties have full time superintendents that this role will be responsible for overseeing.
- Conduct regular property inspections to identify maintenance needs and ensure compliance with safety standards.
- Manage communication with tenants and build relationships that foster renewal leases being signed.
- Assist with the administration of various housing assistance programs as needed (Sec. 8, NJ Affordable Housing, Private Organizations).
- Implement marketing strategies to attract new tenants and retain existing ones.
Qualifications
- Proven experience in property management field is required.
- Strong customer service skills with the ability to communicate effectively both verbally and in writing.
- Knowledge of property maintenance practices and relevant laws governing rental properties.
- Proficiency in administrative tasks including filing, record keeping, and report generation.
- Excellent phone etiquette with the ability to handle inquiries professionally.
- Strong conflict management skills to resolve tenant issues amicably.
- Ability to manage oneself effectively and thrive in a very independent role.
- Computer skills required, will need to become highly proficient in the use of Buildium our property management software.
