Job Overview
We are seeking an energetic and dedicated On-Site Property Manager to lead the daily operations of our 55 residential community. This role is vital in ensuring the property runs smoothly, residents are satisfied, and leasing goals are achieved. The ideal candidate will possess a strong background in property management, customer service, and legal administrative processes, with a passion for creating a welcoming and well-maintained environment. As the face of the community, you will coordinate maintenance, oversee leasing activities, enforce Fair Housing regulations, and foster positive relationships with residents and vendors alike.
Responsibilities
- Manage all aspects of property operations, including leasing, rent collection, and resident relations to maximize occupancy and revenue.
- Oversee property maintenance and facilities management to ensure a safe, clean, and attractive environment for residents.
- Handle legal administrative tasks related to landlord-tenant law, lease agreements, contracts, and Section 8 compliance using AppFolio (or other) property management software.
- Conduct regular property inspections, coordinate repairs through CMMS or other systems, and ensure adherence to Fair Housing regulations.
- Facilitate conflict management by addressing resident concerns promptly and professionally while maintaining positive customer relationships.
- Maintain accurate data entry, filing systems, and records related to leasing activities, maintenance logs, legal documents, and compliance reports.
- Upsell additional services or amenities to residents during lease renewals or community events to enhance resident satisfaction and retention.
Qualifications
- Proven experience in property management or real estate administrative roles with familiarity in LIHTC (Low-Income Housing Tax Credit) programs and Section 8 housing.
- Strong knowledge of landlord-tenant law, Fair Housing regulations, and legal contractual procedures.
- Proficiency with Yardi, OneSite, or similar property management software; experience with CMMS is a plus.
- Excellent customer service skills paired with effective phone etiquette and conflict resolution abilities.
- Ability to negotiate lease terms and contracts confidently while maintaining compliance standards.
- Office experience including data entry, filing, and general administrative tasks; legal administrative experience is highly desirable.
- Skilled in facilities management practices including property maintenance coordination and vendor relations.
- Demonstrated ability to handle multiple priorities efficiently while providing exceptional tenant support.
