Maintaining the physical asset
§ Supervises maintenance staff evaluating the quality of work, professionalism, reliability and dependability. Ensures time sheets for staff are completed accurately and on-time weekly.
§ Develops and maintains positive customer/tenant relations, and develops programs to increase tenant retention and enhance the overall tenant experience.
§ Solicits proposals, evaluates responses, assists client in selection, supervises and reviews all contractual services.
§ Approves all expenditures, in accordance with management plan, approved procedures and adopted budgets.
§ Places orders, when approved, for all maintenance and cleaning supplies, materials and equipment.
§ Prepares and implements Preventive Maintenance Program; responsible for tracking all maintenance and repairs for the PM checklist.
Financial Reporting and Control
§ Prepares budget; both operational and capital.
§ Reviews monthly financial accounting, reporting and explanation of variances; prepares Monthly Property Summary Report.
§ Maintains purchase order system, and invoices vendors.
§ Provides initial approval of invoices.
§ Reports and controls payroll information.
§ Maintains inventory control of all equipment and supplies.
§ Makes recommendations for more efficient use of allocated funds.

Pay: $65,000.00 - $82,000.00 per year
