Job Summary

RJY Group, LLC is seeking a skilled Maintenance Technician to provide preventative maintenance (PM) and repair services for centrifugal pumps, exhaust systems, and tube & bundle heat exchangers at the Washington DC Veterans Affairs Medical Center. This role involves ensuring equipment reliability, compliance with VA health care guidelines, mechanical codes, and safety standards in a healthcare environment. The technician will perform initial inventory, routine inspections, repairs, and reporting while minimizing disruptions to hospital operations. All parts, materials, labor, and equipment are provided by RJY Group as part of the contract.

 

Key Responsibilities

· Initial Equipment Inventory (One-Time Task):

o Conduct a comprehensive inventory of all centrifugal pumps, heat exchangers, and exhaust systems.

o Document details including location/space number, type and size, area supported, and equipment condition.

o Record findings in an electronic Excel spreadsheet and submit to the Program Office Point of Contact.

· Preventative Maintenance - Exhaust Fans (Annual Tasks):

o Clean exhaust fan and housing.

o Lubricate exhaust fan bearings and motor.

o Check belts, sheaves, and fan rotation.

o Record and verify operating amps.

o Note and report any deficiencies discovered during inspections.

· Preventative Maintenance - Pumps (12 Instances, Monthly):

o Amp motors and verify operations.

o Perform visual inspections for leaks.

o Grease bearings and seals.

o Tighten electrical connections.

o Verify shaft alignment.

o Conduct vibration analysis (annually).

o Note and report any deficiencies.

· Preventative Maintenance - Heat Exchangers (12 Instances, Monthly):

o Perform physical external and internal checks for leaks (focusing on insulation and connection points).

o Check for fouling, corrosion, and frame tightness.

o Monitor pressure drop (action required if >5 psi); slowdown pressure drop if needed.

o Verify accuracy of pressure gauges and thermometers.

o Test inlet and outlet temperatures.

o Inspect and replace tubes if damaged.

o Clean heat transfer areas and flush exchangers to remove debris/buildup (using approved chemicals per user guide/warranty).

o Inspect relief valves, control valves, and air vents for proper operation.

o Clean up spilled chemicals, sweep areas, and remove debris.

o Record results, data, and any deficiencies from maintenance tests.

· Repair Services:

o Identify defects or needed repairs during PM visits or emergency calls.

o Provide written estimates for repairs/replacements to the Program Office Point of Contact.

o Perform repairs on a case-by-case basis, including emergency fixes between PM visits (covered by contract rider for parts and labor).

o Furnish all necessary parts, materials, lubricants, fluids, cleaning supplies, tools, manuals, and software.

· Reporting and Documentation:

o Submit detailed service reports after each visit, including: technician name, report number, date/time, equipment downtime, hours on-site, VA purchase order number, equipment details (name, location, manufacturer, model, serial, inventory/barcode), services performed, parts replaced, and performance test results.

o Coordinate monthly/annual inspection dates with the Program Office Point of Contact to avoid disruptions.

o Maintain hazardous material inventories and Material Safety Data Sheets (MSDS); report spills immediately and handle cleanup per 40 CFR Part 761.

· Safety and Compliance:

o Adhere to all Federal, State, and Local safety regulations, including OSHA (29 CFR Parts 1910/1926), NFPA (e.g., 10, 41, 70, 241), JCAHO, and VA Engineering SOPs.

o Comply with non-personal services guidelines (no Government supervision of work methods).

o Follow check-in/check-out procedures: Report to Maintenance & Operations Chief (Bldg. 6, Room BH102; Tel: 202-745-8000 ext. 57698) upon arrival; wear issued ID badge; notify contact before leaving.

o Park in designated contractor areas.

o Ensure equipment functions per conformance standards (e.g., National Electric Code, Federal/State/Local regulations).

· Other Duties as required.

 

Qualifications and Requirements

· Experience: Minimum 3-5 years in maintenance/repair of HVAC/refrigeration equipment, specifically centrifugal pumps, exhaust fans, and heat exchangers. Experience in healthcare or government facilities preferred.

· Skills: Proficiency in vibration analysis, electrical troubleshooting, leak detection, and pressure/temperature testing. Strong mechanical aptitude; ability to use tools, software, and diagnostic equipment.

· Education/Certifications: High school diploma or equivalent; technical certification in HVAC, mechanical engineering, or related field (e.g., EPA certification for refrigerants if applicable). Knowledge of NAICS 561210 (Facilities Support Services) and PSC J041 (Maintenance of Refrigeration/AC Equipment).

· Other Requirements:

o Ability to pass background checks for VA facility access.

o Valid driver's license and reliable transportation.

o Physical ability to perform tasks (e.g., lifting, climbing, working in confined spaces).

o Strong attention to detail for reporting and safety compliance.

o Familiarity with Microsoft Excel for inventory and reporting.

o Commitment to non-disruptive work in a patient-care environment.
