Position Summary
The Property Manager is responsible for the full day-to-day operations, financial performance, and resident satisfaction of a multifamily community. This individual will ensure that the property is operating in compliance with ownership goals, company standards, and all applicable regulations. The Property Manager serves as the primary liaison between ownership, residents, vendors, and River View Residential’s leadership team.
Key Responsibilities
Operational Management
Oversee all aspects of property operations including leasing, maintenance, resident relations, and vendor management.
Implement, monitor, and enforce policies, procedures, and programs to ensure consistent and efficient operations.
Ensure compliance with all applicable local, state, and federal housing laws.
Financial Management
Prepare, manage, and analyze annual budgets, monthly financial reports, and variance explanations.
Review and approve invoices, purchase orders, and funding requests in accordance with company procedures.
Monitor rent collections, delinquencies, and implement collection strategies to maintain target revenue goals.
Leasing & Marketing
Direct leasing activity to achieve and maintain optimal occupancy.
Oversee property marketing, online presence, outreach, and advertising campaigns in line with company standards.
Ensure resident retention strategies, renewals, and customer service programs are effectively executed.
Resident & Community Relations
Provide excellent customer service and ensure a high level of resident satisfaction.
Respond to resident inquiries, concerns, and escalations in a timely and professional manner.
Support and promote a safe, welcoming, and community-focused living environment.
Staff Leadership
Recruit, hire, train, and supervise on-site staff including leasing, maintenance, and administrative personnel.
Conduct regular performance evaluations, provide coaching, and ensure accountability to company standards.
Foster a positive and professional team culture consistent with River View Residential’s values.
Reporting & Compliance
Maintain accurate records and reports in property management software (Yardi).
Ensure all insurance, vendor contracts, and regulatory compliance requirements are current.
Provide timely operational and financial updates to ownership and corporate leadership.
Qualifications
Minimum 3–5 years of experience in multifamily property management (market-rate or affordable housing).
Strong understanding of leasing, resident retention, fair housing, and landlord-tenant law.
Proficiency with property management software (Yardi preferred), Microsoft Office Suite, and reporting tools.
Proven track record of budget management, rent collection, and NOI growth.
Excellent leadership, communication, and organizational skills.
Ability to multitask, problem-solve, and maintain professionalism in a fast-paced environment.
