FINANCE DIRECTOR (1099) – Part-time

$50,000 annual retainer | 2–3 days/week; Additional consulting fees for acquisitions & loan originations

Role Summary

The Finance Director provides financial strategic leadership, oversight, and analysis. Because all accounting is outsourced, this role focuses on review, judgment, compliance, cash flow, budgeting, and committee support, not transactional work. The Finance Director ensures outsourced accounting receives clean inputs and that leadership receives accurate, timely financial information. The ideal candidate combines a strong non-profit financial background with real estate finance experience.

This engagement is a natural fit for a seasoned finance professional who is stepping back from full-time work and wants to keep doing what they do best — on a flexible, part-time basis, for an organization where their judgment and experience will carry real weight.

Core Responsibilities

Financial Oversight

  • Review monthly financials prepared by outsourced accounting
  • Maintain internal controls and financial policies
  • Ensure clean documentation and audit‑ready files
  • Provide direction to the Accounting Support Specialist

  • Lead the annual audit supported by outside accounting firm
  • Coordinate with CPA on 990/990‑T and state filings
  • Oversee regulatory filings and compliance requirements

  • Support pricing and long‑term planning

Real‑Estate & Lending

Included in Base Role:

  • Maintain loan schedules and compliance
  • Maintain acquisition documentation
  • Support 501(c)(7) lending and service committees

Outside Consulting Work:

  • New acquisitions (underwriting, modeling, due diligence, lender/title coordination, committee materials, closing support)
  • New loan originations (borrower review, underwriting, collateral verification, committee materials, closing support)

Board & Committee Support

  • Prepare financial materials for the Board
  • Support the Investment Committee and Finance & Acquisitions Committee
  • Provide clear, concise financial communication

Required Experience

  • 7 years progressive accounting/finance experience
  • Strong GAAP knowledge
  • Real‑estate finance experience required
  • Experience with nonprofits or small organizations preferred
  • Strong financial modeling and Excel/Sheets skills
  • Experience working with outsourced accounting teams
  • Clear communicator; steady, reliable, detail‑oriented
  • Familiarity with fraternal organizations, Greek housing, or 501(c)(7) entities preferred
  • Working knowledge of captive insurance programs — captive accounting, reserves, regulatory reporting, and related risk-financing structures (strongly preferred)

Engagement Details

  • Reports to the CEO, with significant exposure to the Board and its committees
  • Independent contractor (1099) engagement; not an employee position
  • 2–3 days per week; $50,000 annual retainer
  • Acquisition and loan origination projects compensated separately as consulting fees
  • Based in Pensacola, Florida

Pay: $50,000.00 per year

Benefits:

  • Relocation assistance

Application Question(s):

  • Have you financially modeled a real estate acquisition or loan origination end to end? What were the key assumptions, and how did you present the analysis to a decision-making body?
  • Briefly describe a time you built a cash flow forecast for an organization with multiple entities or subsidiaries. How did you handle inter-company flows or varied revenue timing?
  • This is a part-time 1099 engagement at 2–3 days per week. What does your current professional setup look like, and how do you manage priorities across multiple commitments?
