The Lead Project Superintendent serves as the senior on-site construction authority responsible for driving all field operations from mobilization through certificate of occupancy.
This role carries direct responsibility for:

Responsibilities
Schedule & Production Leadership
- Own and actively drive the master CPM schedule from groundbreaking through turnover
- Identify critical path risks early and implement recovery plans before milestones are impacted
- Maintain disciplined sequencing and manpower coordination across all trades
- Run structured look-ahead planning meetings that produce measurable field execution outcomes
- Enforce production accountability daily—not after delays occur
- Hold subcontractors accountable to schedule, quality, manpower, and contractual scope requirements
- Conduct preconstruction coordination meetings for all major scopes prior to field mobilization
- Eliminate ambiguity between trades before conflicts impact production
- Escalate non-performance immediately and drive corrective action without delay
- Maintain jobsite discipline, organization, and operational flow across all phases of construction
- Enforce project-specific quality standards at every phase of construction—not just punch walks
- Lead preparatory inspections, pre-close inspections, and deficiency resolution processes
- Ensure all field teams are building from current drawings, approved submittals, and updated RFIs
- Proactively identify constructability and coordination issues before they become rework
- Deliver projects aligned with long-term ownership standards—not minimum inspection thresholds
- Serve as the primary safety authority on-site and enforce OSHA compliance without exception
- Conduct daily safety inspections and immediately correct unsafe conditions
- Lead toolbox talks, JHAs, and incident investigations
- Stop work immediately when conditions present unacceptable risk
- Maintain a clean, organized, and professionally managed project environment at all times
- Represent the ownership and development platform professionally with inspectors, consultants, municipalities, and community stakeholders
- Participate in OAC meetings and provide accurate field-driven updates to leadership
- Coordinate jurisdictional inspections and maintain momentum toward CO milestones
- Maintain strong communication flow between field operations and project management teams
- Lead Assistant Superintendents and Project Engineers through direct mentorship and accountability
- Develop field staff capable of operating at a higher level over time
- Set the standard for professionalism, urgency, preparation, and execution on-site
- 12 years of progressive field construction experience with minimum 5 years as Lead Superintendent
- Proven track record delivering ground-up multifamily, mixed-use, institutional, or comparable large-scale projects in the $50M–$150M range
- Demonstrated success managing projects from site mobilization through certificate of occupancy
- Strong command of CPM scheduling, sequencing logic, manpower planning, and production recovery strategies
- Ability to independently lead large trade coordination efforts across complex vertical construction environments
- Expert-level understanding of construction documents, trade coordination, and field execution standards
- Proven ability to hold subcontractors accountable without losing control of the jobsite culture
- OSHA 30 certification required; OSHA 500 strongly preferred
- Willingness and ability to travel extensively based on project assignment needs
- Experience within an integrated Owner / Developer / GC environment
- Multifamily podium, wrap, mid-rise, or structured parking experience
- Military / DoD construction exposure (NAVFAC / USACE / UFC standards)
- Experience mentoring and developing field teams on large-scale projects

- Base Salary: $130K–$175K DOE
- Performance-based bonus tied to delivery, safety, quality, and schedule outcomes
