Role Overview
The Project Manager leads construction execution from preconstruction through closeout across large-scale multifamily developments.

Responsibilities
Preconstruction & Procurement
- Lead subcontractor procurement, bid packaging, scope leveling, and contract strategy
- Validate budgets and proactively identify cost and constructability risks before execution
- Coordinate with design teams to resolve scope gaps and improve project efficiency
- Establish baseline schedules aligned with operational and lease-up objectives
- Participate in design-assist and value engineering efforts where appropriate
- Own project financial performance from buyout through final closeout
- Maintain accurate cost-to-complete forecasting and cash flow visibility at all times
- Manage subcontractor pay applications, lien releases, invoices, and draw documentation
- Negotiate and control change orders with clear understanding of cost and schedule impacts
- Identify budget risks early and implement corrective action strategies immediately
- Partner closely with Superintendents to maintain alignment between field production and project objectives
- Drive accountability across consultants, subcontractors, vendors, and internal teams
- Maintain schedule momentum and actively mitigate delays before they impact milestones
- Ensure RFIs, submittals, and coordination workflows are executed with urgency and accuracy
- Conduct regular site walks and maintain direct awareness of field conditions and project status
- Serve as the primary construction-facing representative to ownership, consultants, lenders, and municipal stakeholders
- Lead OAC meetings and maintain clear communication flow across all parties
- Coordinate project reporting tied to lender draws, development milestones, and executive oversight
- Support phased turnover and lease-up coordination with property management teams
- Manage all closeout deliverables including warranties, O&M manuals, as-builts, and turnover documentation
- Coordinate warranty execution and post-completion issue resolution
- Conduct project post-mortem reviews and contribute to continuous process improvement across the platform
- 7–12 years of construction project management experience with direct responsibility for multifamily ground-up projects
- Proven track record delivering projects in the $30M–$100M range as Project Manager or Senior PM
- Strong financial management capability including budgeting, forecasting, cost control, and change order negotiation
- Demonstrated ability to manage complex stakeholder environments under schedule and budget pressure
- Advanced proficiency in Procore, Bluebeam Revu, Excel, and CPM scheduling workflows
- Strong understanding of multifamily vertical construction, sequencing, and coordination requirements
- OSHA 30 certification required
- Ability to lead difficult conversations, resolve conflict, and drive accountability across teams
- Experience within an Owner / Developer / GC platform
- Podium, wrap, mid-rise, concrete, or structured parking project experience
- Exposure to lender draw administration and equity reporting processes
- PMP, CCM, LEED, or similar professional certifications

- Base Salary: $115K–$165K DOE
