About Rinehart Property Management
Rinehart Property Management, Inc. is a sister company to Rinehart Realty Corporation. The Rinehart Companies are independent, family-owned real estate services companies serving York, Lancaster and Chester Counties in South Carolina and Mecklenburg, Gaston and Union Counties in North Carolina for five decades. We manage a portfolio of 675 residential and commercial units on the AppFolio platform and operate with a full internal team spanning property management, maintenance coordination, and accounting, supported by our affiliated operations.
Three things make this seat different from other GM roles in the market. First, the company is attorney-owned: the GM has a direct legal backstop on evictions, fair housing, trust accounting, and landlord-tenant questions — in-house, same day. Second, you report directly to the owner, with no layers between you and the decisions. Third, our Rock Hill headquarters is a 25–35 minute reverse commute from south Charlotte and Ballantyne — against traffic, both ways.
We are seeking an experienced General Manager to lead the property management company — a hands-on operator who can run the business day to day, build and stand behind a strong team, personally own our financial operations, and serve as the driving force behind our new business growth.
Single-family / scattered-site residential property management experience is required.
The Role
The General Manager runs the company's business processes end to end and owns three things: the team, the books, and the growth of the business.
You will lead and develop a team of property managers, assistant property managers, maintenance coordinators, and accounting staff — and when difficult situations arise with owners, tenants, or vendors, you will be the one who steps in, takes ownership, and protects your people so they can do their jobs with confidence. You will personally own the company's accounting and financial operations. And as the company's Business Development Manager, you will be our closer — responsible for winning new management business and growing our door count. You will be accountable for delivering the annual profit target set in budgeting meetings with the CEO.
This is not a figurehead position.
Team Leadership & Staff Development
- Lead, develop, and train the property management team, including legal/HR updates; lead weekly team meetings
- Serve as the escalation point and advocate for staff — personally handle difficult owner, tenant, and vendor situations, own the outcome, and shield the team from unreasonable pressure
- Manage culture; conduct employee 1-on-1 meetings and assessments
- Hire/fire authority; new hire setup and onboarding
- Manage internal change initiatives (software, KPIs); implement and manage company processes
Business Development (Direct Ownership)
- Serve as the company's Business Development Manager — generate, pursue, and close new management agreements to grow the portfolio
- Own the new-business pipeline from first owner inquiry through signed agreement and onboarding handoff
- Manage owner relationships, contract changes, and onboarding of new business
- Build a local referral network of investors, agents, attorneys, and industry peers; represent the company through NARPM involvement and investor events
- Co-lead investor education offerings twice a year with the company owner
- Manage sales referrals, including collection
Operations & Business Metrics
- Manage all aspects of company business processes and the business dashboard
- Manage company KPIs; review weekly reporting and team metrics with staff as needed
- Manage legal processes, tenant closeouts, and owner cancellations
- Consistently deliver the yearly profit target set with the CEO
Maintenance Oversight (Company-Wide)
- Manage maintenance team performance and the relationship between Rinehart Property Management and our maintenance partners
- Oversee bill management and maintenance metrics
- Weekly QC review with the maintenance staff
Accounting & Financial Operations (Direct Ownership)
You will personally own the accounting function end to end — including daily rent posting, weekly disbursements, and monthly owner statements — supported by outsourced bookkeeping services and in-house administration, . Ownership of this function includes:
- Daily accounting: rent and payment posting, invoice processing, weekly check disbursement
- Monthly accounting: owner check/ACH runs, owner contributions, security deposit dispositions
- The delinquency and collections process, including escalation to eviction (20 days late without approved payment plan) and collection agencies (90 days post move-out)
- Owner account resolutions
- Year-end processing and 1099s for owners and vendors (by end of January)
- Vendor general liability and W-9 document compliance
Education & Experience Requirements
- Valid real estate license (required) — South Carolina license, or ability to obtain within 30 days (company-supported); North Carolina licensure a plus
- Single-family / scattered-site residential property management experience (required); commercial property management experience (preferred)
- Proven success managing a scattered-site residential team with growth in units and revenue
- Demonstrated track record of winning new business — management contracts, B2B sales, or comparable client acquisition
- Accounting/bookkeeping proficiency — trust accounting, AR/AP, and owner statements; property management software experience (AppFolio strongly preferred)
- Understanding of SC landlord-tenant law and statutes related to the position
- Strong leadership, critical thinking, negotiation, and analytical/financial skills
- Excellent verbal and written communication; customer-service oriented
- Ability to manage multiple projects and priorities simultaneously
Compensation & Benefits
