POSITION SUMMARY & REQUIREMENTS:

Manager with Rimrock Construction, LLC will be capable of working in a fast-paced, team atmosphere as well as independently towards a common objective. The Division
Manager will have 15 years field/office experience, with the education, experience and understanding of the construction industry. Excellent computer skills. Experience using Excel, Microsoft Office, Outlook, BLUEBEAM, PROCORE, or like programs.
Experience with commercial construction a must. Multifamily project experience preferred.
Responsibilities:
- Supervise Project Teams, providing advice and counsel regarding project management techniques and adherence to plan specifications as well as company policy and procedure.
- Supervise Project Engineers in the operating unit.
- Communicate and implement processes and procedures
- Directly supervise other Project Managers and Superintendents through all phases of pre- construction, construction, and close-out.
- Serve as next line of response, after the Project Manager, to owners and trade contractors to resolve contract and/or construction issues.
- Be directly responsible for projected costs and profits for each project under him/her and the Division.
- Assist in the preparation and provide input for project budgets.
- Participate in value engineering services as appropriate.
- Attend project pre-construction planning meetings.
- Participate in the successful negotiation of project subcontracts.
- Participate in obtaining permits and resolving other regulatory requirements as necessary.
- Review project schedules and help develop milestones necessary to successfully complete the project in concert with the Project Superintendent.
- Maintain owner relations.
- Obtain and review plans and specifications and determines their completeness and consistency.
- Hire and train new members of the team.
- Provide leadership and accountability to all members within the Division.
- Participate in monthly job cost reviews (Budget Projections) to declare project status and facilitate the meetings for team members to attend Budget Projections.
- Perform other related duties as assigned or needed
- Plan the successful execution of construction of the project.
- Ensure that project materials and equipment procurement are within the project budget constraints and consistent with the project delivery schedule.
- Develop and monitor project quality, safety, and risk management plans along with Safety Director and Company Management.
- Regularly visit project sites within the division and monitor costs, safety, quality, and schedule performance with the Project Superintendent.
- Help negotiate owner and subcontractor change orders and manage the resulting cost and profit impact.
- Support team in preparing the monthly client pay requests and follow up on client payments if needed.
- Control the payment of job costs based on document review and approval and coordinate with the job cost accountant for payments and lien releases.
- Attend and document owner and other coordination meetings as needed.
- Oversee team in ensuring the completion of all final close out procedures for the project including, punch lists, final billing, occupancy permit, owner acceptance, project manuals, warranty letters, subcontractor close out, letter of substantial completion, and letter of recommendation.
- Hold post completion project reviews and provide estimating with information for their data base.
- Maintain project owner's confidence and trust.
- Increase project profitability and promote Company objectives and goals.
- Work with team to address any warranty issues.
- Direct organization and preparation of all project documents for storage.
Job Type: Full-time
Pay: $100,000.00 - $130,000.00 per year
