Summary
An established general contractor is seeking an experienced Superintendent to lead field operations on an active affordable housing development. The project is being built to LEED Gold and ENERGY STAR standards, with an overall construction duration of approximately 15 months.
The ideal candidate has strong multifamily construction experience, preferably within affordable housing, apartments, or similar residential developments, and can take ownership of daily field operations, scheduling, subcontractor coordination, safety, and quality through project completion.
Key Responsibilities- Manage subcontractors, vendors, field personnel, inspections, and material deliveries
- Develop and maintain look-ahead schedules and construction sequencing
- Drive subcontractor performance and maintain project milestones
- Coordinate sitework, structural, framing, building envelope, MEP, interiors, and finishes
- Review drawings, specifications, RFIs, submittals, and shop drawings
- Lead subcontractor meetings and coordinate sequencing between trades
- Work closely with Project Managers to address schedule, cost, and field issues
- Monitor manpower, productivity, material deliveries, and upcoming activities
- Identify constructability issues and field conflicts before they impact production
- Maintain quality control throughout all phases of construction
- Coordinate inspections and ensure work complies with plans and specifications
- Support LEED Gold and ENERGY STAR project requirements
- Lead jobsite safety and maintain compliance with OSHA and company standards
- Maintain daily reports, progress documentation, and field records
- Manage punch lists, final inspections, turnover, and closeout
- 5 years of Superintendent or field leadership experience with a general contractor
- Multifamily construction experience required
- Affordable housing experience strongly preferred
- Experience with apartments, multifamily residential, or similar housing projects
- Strong understanding of construction sequencing and scheduling
- Proven ability to coordinate and hold subcontractors accountable
- Experience managing projects or major phases from construction through completion
- Strong understanding of framing, MEP, building envelope, interiors, and finishes
- Ability to read and interpret architectural, structural, civil, and MEP drawings
- Strong knowledge of inspections, quality control, safety, and site logistics
- Strong leadership, communication, and problem-solving skills
- Ability to step into an active project and quickly take ownership of field operations
