Summary
An established and growing general contractor is seeking an experienced Project Manager to join its Albany construction team. This position is responsible for managing commercial building projects from preconstruction through final completion while maintaining strong control over schedule, budget, quality, safety, and client expectations.
The ideal candidate has experience managing projects from start to finish and is comfortable taking ownership of project financials, subcontractor buyout, scheduling, documentation, and overall execution.
Key Responsibilities
- Manage commercial construction projects from preconstruction through final closeout
- Develop and maintain detailed project schedules covering construction activities, materials, equipment, and major milestones
- Monitor project progress and proactively address schedule impacts and potential delays
- Maintain a thorough understanding of project financial performance throughout construction
- Manage budgets, forecasting, cost projections, and overall project profitability
- Communicate budget conditions, project risks, and financial projections to ownership and company leadership
- Lead subcontractor and vendor buyout, including scope development, bid solicitation, bid review, selection, and contract preparation
- Procure subcontractors, materials, equipment, and vendors required for successful project execution
- Manage RFIs, submittals, change orders, contracts, and project documentation
- Coordinate closely with Superintendents, subcontractors, vendors, and internal project teams
- Lead project meetings and maintain clear communication with owners, architects, consultants, and subcontractors
- Identify project risks and develop solutions to maintain schedule and budget objectives
- Ensure projects meet company expectations for safety, quality, schedule, and client satisfaction
- Oversee assigned Project Engineers, Assistant Project Managers, and other direct reports
- Manage project turnover, punch list completion, and final closeout
Qualifications
- 5 years of successful Project Manager experience preferred
- Experience successfully managing multiple construction projects from start to finish
- Commercial building construction experience strongly preferred
- Bachelor's degree in Construction Management, Engineering, or a related field preferred
- Candidates with significant equivalent construction experience will also be considered
- Strong understanding of project scheduling, budgeting, subcontractor management, and contract administration
- Experience with subcontractor buyout, scope development, and bid review
- Ability to understand and communicate project financial performance and cost projections
- Knowledge of construction contracts, drawings, specifications, and project documentation
- Strong leadership, communication, organization, and problem-solving skills
- Ability to coordinate multiple priorities in a fast-paced construction environment
