Leasing, Marketing, and Occupancy

  • Develop and execute leasing, pricing, and marketing strategies to achieve physical and economic occupancy goals.
  • Monitor traffic, lead follow-up, applications, conversion ratios, renewals, exposure, and competitive market conditions.
  • Recommend rental rates, concessions, and renewal strategies based on property performance and market data.
  • Oversee resident move-ins, move-outs, transfers, renewals, and related documentation.

Resident Relations

  • Provide a professional, responsive, and service-oriented resident experience.
  • Resolve resident concerns and escalated issues promptly and consistently in accordance with company policy.
  • Implement resident retention, renewal, communication, and community engagement initiatives.
  • Monitor resident feedback and online reputation, implementing service-recovery measures when appropriate.

Team Leadership

  • Supervise, train, coach, and hold leasing, administrative, and maintenance team members accountable.
  • Conduct regular team meetings, assign priorities, establish performance expectations, and monitor results.
  • Coordinate staffing and scheduling to ensure appropriate office and maintenance coverage.
  • Promote a professional, collaborative, and performance-focused work environment.

Compliance, Vendors, and Risk Management

  • Ensure compliance with Fair Housing requirements, applicable federal, state, and local laws, and company policies and lease procedures.
  • Maintain complete and accurate resident, leasing, financial, vendor, incident, and property records.
  • Solicit bids, manage vendor relationships, monitor contract performance, and verify required insurance and licensing.
  • Coordinate incident reporting, insurance-claim documentation, inspections, and corrective actions.
  • Ensure emergency procedures and life-safety practices are followed.

Required Qualifications

  • Minimum of three years of onsite multifamily property management experience.
  • Demonstrated experience managing market-rate apartment communities and supervising onsite teams.
