The Project Manager will maintain a primary focus on construction and preconstruction of Management services for a buildout of 7 to 9 Data halls, office space, and storage room. Practice-related services (management of the delivery of all project management-related services) and a secondary focus on internal business operations (active engagement with business development, financial management, and staff development matters). Has significant independent responsibility for assignments including entire projects, or a portion of a project as determined by the project lead of office manager. The Project Manager should have the ability to identify opportunities within a project that will add value and help successfully accomplish the client’s desired project outcome.

Essential Functions
- Responsible for the managing and overseeing all aspects of construction including:
- Design coordination Process:
- Reviews of the documents and specs provided by the customer.
- Customer RFIs (Request for Information) review
- Spec issuance and design compliance for the following scopes:
- Architectural Design
- Electrical Design
- Mechanical Design
- Low Voltage Infrastructure Design
- Security Infrastructure Design
- Schedule management
- Develop project milestone schedule
- Review baseline schedule with the contractors and issue final version
- Delivery from the GC of a detailed logic-linked schedule:
- Project schedule will include WBS breakdown including Preconstruction, Design, Permitting, Submittals, Procurement. Each WBS will have subsections of activities for each WBS.
- Weekly report to summarize the schedule update
- Management and Coordination:
- Manage and ensure proper coordination between selected contractors through the design.
- Coordinate selected contractor through design including:
- Overhead Structural Supports
- Basket Tray
- Fiber Duct
- Racks layout
- Electrical distribution infrastructure
- Mechanical plumbing infrastructure
- Manage Overhead Design Coordination For:
- Overhead structural supports
- Basket Tray
- Fiber Duct
- Hot Aisle Containment
- Electrical Busway
- Piping
- Submittal management
- Submittals issuance and approval processes on the Procore platform
- Review all specifications and extract pre-planned submittals from them on the Procore platform
- Submittals shall non-exclusively imply the following items:
- Cabinets – Coordinate Owner Provided Cabinets with LV (Low Voltage)Contractor
- Basket Tray
- Fiber Duct
- Mechanical Drawings
- Electrical Drawings
- Hot Aisle Containment Contractor RFI Management
- RFI Management
- Process contractor RFI’s and provide responses to project team.
- Manage document control with contractor to ensure all contractor has received any design change RFI’s.
- Establish and oversee the RFIs on the Procore platform
- Weekly Submittals/RFI review meetings
- Ensure coordination between stakeholders to ensure the procurement of Owner Furnished Contractor Installed (OFCI) equipment:
- Cabinets/MOR’s
- Fiber Duct
- Fiber and Copper Cabling
- Prefab steel HACs
- Meeting Management
- Weekly OAC Meeting
- Contractor Design Coordination Meetings
- Submittal Review Meetings
- Security Access request management
- Ensure Health and Safety processes throughout the projects
- Ensure weekly 3 Weeks lookahead issuance
- Proceed on bi-weekly visits and ensure safety observation reports issuance on the Procore platform
- Bachelor’s Degree in Construction Management, Architecture or Engineering, related field, or relevant experience.
- 5-10 years’ experience in a variety of building types and construction management through all phases of construction.
- Excellent communicator both verbally and write, practical and logical qualities; good problem-solving skills, strong numeracy, and financial management skills; ability to write clear and precise reports and relate complex information to a diverse range of people; able to inspire and manage diverse teams. Proficient in the Microsoft Office Suite of programs including Microsoft Project.
- Often work in an Indoor office environment. Equipment used includes computers and standard office machines. Essential physical tasks include: the ability to work on a computer and the ability to answer and speak on a telephone.
- May work on site location to include ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet and legs and/or hands and arms. Body agility is emphasized. This factor is important if the amount and kind of climbing required exceeds that required for ordinary motion and ability to lift 50lbs.
