Position Summary

Richmond Health Care Center is seeking an experienced and dependable Maintenance Director to oversee the daily operations of the Maintenance Department. The Maintenance Director is responsible for ensuring the facility remains safe, functional, compliant with all regulatory requirements, and maintained in a manner that promotes a comfortable environment for residents, visitors, and staff.

Essential Duties and Responsibilities

• Direct and supervise all maintenance operations within the facility.
• Ensure compliance with federal, state, local, and life safety regulations.
• Perform routine inspections of building systems, equipment, grounds, and resident areas.
• Develop and maintain preventative maintenance schedules.
• Coordinate repairs and maintenance of HVAC, plumbing, electrical, fire safety, generators, and mechanical systems.
• Oversee emergency preparedness, including fire drills and disaster readiness plans.
• Maintain documentation of inspections, repairs, work orders, and compliance requirements.
• Manage facility vendors and contractors.
• Ensure timely completion of work orders and facility projects.
• Maintain inventory of maintenance supplies and equipment.
• Monitor department budget and recommend cost-saving initiatives.
• Respond to maintenance emergencies and after-hours situations as needed.
• Ensure a safe work environment and proper use of tools and equipment.

Qualifications

• High school diploma or GED required.
• Minimum of 3 years of maintenance management experience, preferably in a healthcare or long-term care setting.
• Knowledge of HVAC, electrical, plumbing, carpentry, and general building maintenance.
• Working knowledge of life safety codes, emergency preparedness, and regulatory compliance.
• Ability to read and interpret blueprints, manuals, and technical documents.
• Strong organizational, leadership, and communication skills.
• Valid driver's license and reliable transportation preferred.

Physical Requirements

• Ability to lift, push, pull, and carry up to 50 pounds.
• Ability to stand, walk, bend, stoop, climb ladders, and work in various environmental conditions.
• Ability to respond quickly to facility emergencies.
