Ongoing Essential Duties
- Enthusiastically embraces the company culture, assures that the property is maintained to the highest of standards, and strives to provide the best possible living experience to our residents
- Understands that this position is highly visible, requiring professional appearance and behavior at all times
- Meets daily with Maintenance Supervisor and/or Community Manager to set a plan for the day
- Follows established dress code, including wearing proper uniforms and name badges as required
- Walks all external areas of the property daily, assures that all physical aspects of the property are in good repair and that all external areas are free of trash, debris, and weeds
- Monitors the common areas and amenities, assures they are free of trash and clutter, that garbage cans are emptied, and that all areas are clean and presentable
- Asks for help when needed, quickly reporting any issues to the Maintenance Supervisor/Community Manager as they arise
- Monitors trash receptacle areas, keeping them clean and free of clutter
- Where applicable, skims and cleans pool as needed
- Uses the property management software and mobile maintenance app to receive, log, and complete work orders as assigned
- Values communication, always responds quickly, checks in with maintenance supervisor and leasing staff periodically throughout the day
- Is always willing to offer assistance to residents and staff members
- Helps keep all maintenance areas clean and orderly including the shop, garages, mechanical rooms, and storage areas.
- Helps to maintains all vehicles and equipment, assuring that all are functioning, safe, and clean
- Is aware of parts and supply inventories, works to keep inventory orderly and organized, alerts maintenance supervisor and/or community manager when supply is running low
- Works with maintenance supervisor and staff to assist with unit turns and work orders as needed
- Strives to improve knowledge of the property, its systems, and general operations and fill in for maintenance techs as needed
- Other duties as assigned
Requirements
Required Skills/Abilities:
- Excellent customer service skills
- Ability to act independently and make decisions
- Ability to lift heavy equipment and appliances using proper tools and safety equipment
- Flexibility to work weekends, overtime, and other non scheduled times as needed
Supervisory Responsibilities:
- This position does not have supervisory responsibilities
Education and Experience:
- Valid driver’s license required
- 1 year of prior grounds/landscaping maintenance experience preferred
- Attention to detail
Physical Requirements:
- Must be able to lift up to 50 lbs repetitively
- Must be comfortable working outdoors in various weather conditions
