A Real Estate and Management Firm based in Suitland. Maryland is seeking an experienced Assistant Property Manager for a part-time position (Mon to Fri; 25-28 hrs per week). The ideal candidate will have experience in Leasing, Property Management, and Real Estate.
Position Summary:
As the Assistant Property Manager, you will have a unique opportunity to contribute to the smooth day-to-day operation of the property, working closely under the direction of the Principal Broker/Property Manager. Your detail-oriented approach and experience as a collection specialist will be highly valued. You will manage tenant accounts receivable, rent collection, and delinquency. Your role will also involve leasing listed properties, executing lease contracts, and filing, and retaining our current tenants. This role not only offers a platform for growth and learning but also inspires you to expand your skills and knowledge in real estate and property management.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Rent Collection: Collect monthly rent payments for current tenants/residents, including but not limited to sending out rent notices, monitoring rent payment deadlines, and following up with all past-due accounts. File eviction notices, when necessary, within the company's time frame.
Payment Processing: Process incoming payments, including, but not limited to, checks, electronic transfers, and all other payment methods. Reconcile payments with tenants' accounts and update the financial records accordingly.
Communication: Communication is a key aspect of the Assistant Property Manager role. You will be responsible for maintaining clear and open lines of communication with tenants and providing them with updates on their account status, payment reminders, late fees, or maintenance repairs. Communication with tenants, building tenant relationships and effectively resolving tenant related issues. Promptly addressing tenant inquiries and resolving any billing discrepancies or maintenance concerns is crucial.
Compliance: Comply with all company policies, lease agreements, and relevant regulations governed by the local, state, and federal laws for rent collections and accounts receivables process. Stay up to date with accounting standards and best practices.
Leasing: List properties on MLS and company website. Take marketing photos and videos. Respond to site visits or telephone/email inquiries, including conducting site tours. Effectively sell to prospects and lease apartments. Process rental applications. Conduct move in orientations. Work to optimize occupancy and implement or follow an effective lease renewal program. Thorough knowledge of leasing techniques, sales methods, and property rental information.
Additional Duties: Work with the Principal Broker/Property Manager to direct the efforts of the team to ensure that rental properties are ready for move-in and maintained in a satisfactory manner. Schedule, coordinate, and ensure routine maintenance and tenant service matters are completed in a proactive and professional manner.
REQUIREMENTS:
2 years of real estate and/or residential property management experience.
General knowledge of Microsoft Windows based PCs.
High Proficiency in using Microsoft Office apps including Outlook, Word, Excel, PowerPoint, OneNote & OneDrive/SharePoint.
Experience with collaboration apps including Teams, Zoom & WebEx.
Valid Driver’s License
Yardi and/or other management software knowledge highly preferred

Pay: $18.00 - $20.00 per hour
