DUTIES AND RESPONSIBILITIES
Reports to: Maintenance Supervisor
Position Overview: Responsible for assisting in maintaining the physical condition and appearance of the property and grounds. Implement and execute tasks related to maintenance programs - including but not limited to exterior property appearance, inspections, completion of punch list items, timely work order service, quality make-ready program, and cost-effective inventory control of the property. This position performs all work in accordance with the school’s goals, priorities, and policies.

OPERATIONS
- Coordinate maintenance objectives with the Supervisor daily.
- Assist with the work orders and all assigned tasks as required.
- Complete special projects as may be assigned and prioritized by the Supervisor or CEO.
- Diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Assure all service requests are completed on a daily basis. Accurately document work performed on service request, including parts, and return to supervisor by end of the day.
- Inspect and care for the exterior of the property. Perform building and common area upkeep on a daily basis in accordance with company standards. Assist in keeping grounds neat and free of litter.
- Perform effective after-hour’s emergency maintenance as required.
RELATIONSHIP MANAGEMENT
- Promote good public relations with students, co-workers, school, vendors, and the public through great “people” attitude and trust. Always display a friendly and courteous attitude towards students and other employees. Never confront the supervisor or other employees in front of students/families.
Skills & Knowledge Requirements: Minimum of 3 years prior Maintenance experience. General maintenance experience. Knowledge of light carpentry, plumbing, and electrical knowledge is required. Knowledge of safety procedures, safety consciousness, steady and dependability, ability to work with the pressure of deadlines, and ability to have a flexible work schedule to accommodate limited after-hour and weekend emergencies.
Tools: Must have extensive knowledge and skills in the safe use and maintenance of the following:
- Hand tools: Various wrenches, screwdrivers, grips, sledgehammer, hammers, snips, post-hole diggers, saws, etc.
- Power Tools: Wrenches, grinder, sander, drill, saws, etc.
- User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders.
PHYSICAL REQUIREMENTS
· Ability to climb ladders and scaffolding over 50 feet
· Ability to lift 95 lbs
· Manually lift, carry, pull, or push heavy objects or materials
· Climbing, balancing, stooping, kneeling, crawling, bending, turning, and reaching
· Work indoors and outdoors in all weather conditions
· Work in and around dust, fumes, and odors
· Operate mechanical equipment and vehicles
