Introduction

Reunion is one of Mississippi’s premier master-planned communities, located in Madison, Mississippi. Developed over the past 20 years, Reunion is a vibrant, full-scale residential community centered around the Reunion Golf & Country Club and known for its strong property values, extensive amenities, and engaged resident base.


Spanning approximately 1,800 acres, Reunion features over 1,100 occupied homes, 400 acres of lakes, walking and biking trails, parks, beaches, pools, playground, and a private country club with a championship golf course, tennis, pickleball and dining. The community is recognized for its quality, long-term vision, and active lifestyle often described as “vacation every day.”


The Reunion Property Owner’s Association (POA) Board of Directors has been actively searching for a candidate to lead the Association's daily operations. Through this process, the Board has concluded that the title Director more accurately reflects the position than Executive Director.


Unlike a traditional executive position that is primarily office-based and focused on financial management, personnel administration, and policy implementation, the Reunion POA Director position requires a balanced combination of administrative leadership and field management. The role is approximately 50% office-based and 50% field-based, requiring direct involvement in both operational management and community oversight.


Position Overview

The Director serves as the day-to-day leader of the Reunion Property Owner’s Association and works closely with the Board of Directors, staff, residents, contractors, builders, consultants, and security personnel to ensure the continued success and quality of the community.


The Director is expected to:

  • Manage daily POA operations.
  • Oversee staff and coordinate departmental activities.
  • Assist with budgeting, financial oversight, and insurance administration.
  • Foster positive resident relations and communication.
  • Ensure compliance with governing documents, policies, and procedures.
  • Monitor construction activity and property maintenance throughout the community with the Property Manager.
  • Serve as a visible and accessible representative of the POA.


Administrative Responsibilities

The Director will be responsible for the effective management of the Association's administrative functions, including:


Financial Management

  • Assisting with preparation and administration of annual operating budgets.
  • Monitoring expenditures and ensuring responsible use of Association funds.
  • Reviewing monthly financial reports and understanding overall financial performance.
  • Ensuring invoices, contracts, and obligations are properly managed.
  • Working with the Board to maintain adequate funding for current and future needs.


Insurance Oversight

  • Developing a thorough understanding of the Association's insurance programs.
  • Ensuring required coverage levels are maintained.
  • Assisting with annual insurance reviews and renewals.
  • Coordinating with insurance professionals and Board members when claims arise.


Personnel Management

  • Supervising POA staff.
  • Establishing clear expectations and accountability.
  • Encouraging teamwork and professional development.
  • Promoting efficient and effective operations throughout the organization.


Resident Relations

  • Responding to resident concerns in a professional and timely manner.
  • Maintaining open communication with residents and the Board.
  • Assisting in resolving disputes and community concerns.
  • Promoting transparency and trust throughout the community.


Community and Field Responsibilities

A significant portion of the Director's time will be spent in the field observing community conditions and working alongside staff.


Responsibilities include:


Property Compliance (along with property manager)

  • Monitoring properties for compliance with POA governing documents.
  • Working with homeowners and builders regarding violations and corrective actions.
  • Ensuring community standards are consistently maintained.


Architectural Review and Construction Oversight

  • Becoming knowledgeable about the Architectural Review Committee (ARC) process.
  • Monitoring construction projects for compliance with approved plans.
  • Ensuring builders maintain clean and orderly job sites.
  • Reviewing compliance with:
  • Erosion and sediment control requirements.
  • Silt fencing requirements.
  • Construction cleanliness standards.
  • Trash removal requirements.
  • General construction regulations.


Builder and Resident Relationships

  • Developing working relationships with active builders and contractors.
  • Becoming familiar with homeowners currently constructing homes within the community.
  • Serving as a resource for construction-related questions and concerns.


Work Schedule and Availability


Normal office hours are:

Monday through Friday

8:30 a.m. – 4:30 p.m.


However, candidates should understand that this is not a traditional 40-hour position.


Additional expectations include:

  • Attendance at Board meetings.
  • Attendance at community and social events.
  • Availability for after-hours emergencies.
  • Response to resident concerns when necessary.
  • Coordination of responses involving security, maintenance, utilities, or community amenities.


The Director serves as a key point of contact for the Association and should be prepared to evaluate situations outside normal business hours and coordinate appropriate responses when necessary.
