Maintenance Technician

Position Summary

Whisper Valley at Quartier is seeking a skilled, dependable, and motivated Maintenance Technician to join our property maintenance team.

The ideal candidate is a hands-on problem solver who takes pride in maintaining the community, providing excellent service to residents, and keeping the property operating at a high standard. This person should be able to work independently, prioritize multiple work orders, troubleshoot maintenance issues, and step into a leadership role when the Maintenance Supervisor is unavailable.

This is not simply a work-order position. We are looking for someone who takes ownership, communicates well, has strong attention to detail, and understands that the condition of the property directly impacts the resident experience.

Essential Responsibilities

Maintenance & Repairs

• Complete daily maintenance and repair work orders in a timely and professional manner.
• Diagnose and repair plumbing, electrical, appliances, drywall, doors, locks, fixtures, and other general property maintenance issues.
• Perform preventative maintenance throughout the community and identify potential problems before they become larger issues.
• Conduct apartment make-readies and ensure units meet property standards prior to move-in.
• Assist with inspections of vacant apartments, common areas, amenities, buildings, and grounds.
• Respond to emergency maintenance situations and after-hours calls as assigned.
• Maintain accurate documentation of completed work and parts/materials used.
• Maintain a clean, organized, and safe maintenance shop and work areas.

Resident Service

• Provide professional, courteous, and respectful service to residents.
• Communicate clearly with residents regarding maintenance requests and repairs.
• Maintain a resident-first attitude while completing work efficiently.
• Protect resident belongings and maintain cleanliness while working inside apartments.
• Treat every resident interaction as an opportunity to provide excellent customer service.
• Escalate resident concerns or recurring maintenance issues appropriately.

Preventative Maintenance & Property Appearance

• Perform routine inspections of buildings, mechanical systems, amenities, common areas, and grounds.
• Assist with preventative maintenance programs and scheduled inspections.
• Identify safety hazards, deferred maintenance, and property conditions requiring attention.
• Help maintain the appearance and functionality of the community.
• Assist with pool, amenity, and common-area maintenance as needed.
• Monitor equipment and building systems and report issues before they become major problems.

Safety & Compliance

• Follow all company safety policies and procedures.
• Use appropriate personal protective equipment and safe work practices.
• Properly operate and maintain tools and equipment.
• Follow applicable building, electrical, plumbing, and safety requirements within the scope of the position.
• Immediately report unsafe conditions or significant property damage to management.
• Maintain appropriate records related to inspections, repairs, and preventative maintenance.

Qualifications

• Minimum 1–2 years of apartment, multifamily, commercial, or residential maintenance experience preferred.
• Strong general maintenance and troubleshooting skills.
• Experience with plumbing, electrical, appliances, drywall, carpentry, and general repairs.
• Ability to diagnose problems and determine appropriate solutions.
• Strong organizational and time-management skills.
• Ability to prioritize multiple work orders and competing needs.
• Ability to work independently with minimal supervision.
• Strong communication and customer-service skills.
• Ability to work effectively as part of a team.
• Must be dependable, professional, and willing to take ownership of responsibilities..
• Valid driver's license is required.

The right candidate will be mechanically skilled, dependable, organized, and comfortable taking responsibility. They should have the experience and confidence to troubleshoot problems independently while also understanding when an issue needs to be escalated to the Maintenance Supervisor or property management.
