Position Summary
We are seeking an experienced and highly skilled Lead Maintenance Technician to oversee the physical operations and maintenance of our residential community. In this role, you will be responsible for ensuring a safe, comfortable, and well-maintained environment for our residents. The ideal candidate holds an active HVAC certification, possesses strong general maintenance skills (plumbing, electrical, appliance repair), and has a proven track record of executing timely work orders and unit make-readies.
Key Responsibilities
HVAC & Technical Maintenance
- Diagnose, and repair residential HVAC systems, including air conditioners, heat pumps, and furnaces.
- Perform routine preventative maintenance on all climate control systems to ensure efficiency and extend equipment lifespan.
- Ensure all refrigerant handling complies with EPA regulations and company safety standards.
General Property Maintenance
- Respond to and complete daily resident service requests (plumbing, electrical, carpentry, and appliance repairs) in a timely and professional manner.
- Execute the "make-ready" process for vacant units, ensuring they meet company standards and are fully prepared for new move-ins on schedule.
- Conduct routine property walks to identify and address safety hazards, preventative maintenance needs, and curb appeal issues.
- Maintain accurate records of all completed work orders, preventative maintenance, and HVAC servicing.
Administration
- Prioritize, schedule, and track assigned work orders daily to ensure response timeframes are met.
- Manage work order internal completion with notes, ensuring supplies and inventory used are logged accordingly.
- Coordinate with outside vendors and contractors for specialized repairs, ensuring quality control and adherence to property standards.
- Participate in the on-call emergency maintenance rotation (nights and weekends) as required (currently one week per month).
Qualifications & Requirements
- Certification: Active EPA Type II or Universal HVAC Certification and 3-5 years of HVAC troubleshooting, diagnosing and repair is required.
- Experience: Minimum of 3–5 years of comprehensive maintenance experience, with at least 2 years in residential property maintenance (multi-family preferred).
- Skills: Strong working knowledge of plumbing, electrical systems, carpentry, and major household appliances.
- Customer Service: Excellent communication skills and a professional, resident-focused attitude.
- Requirements: Valid driver’s license, reliable transportation, and the ability to pass a background check and drug screening.
- Physical Demands: Ability to lift 50 lbs, climb ladders, navigate tight spaces, and work in various indoor and outdoor weather conditions.

Compensation
$27.00 - $32.00 hourly based on experience and qualifications
40 - 45 hours expected per week; additional overtime as approved or for emergencies and peak season turnover
