Position Purpose:
The Area Manager will contribute to maximizing the success and performance of the teams in assigned area. This is a remote position, so this individual must be organized, structured and able to work from a remote base. Traveling is required within the assigned region and will also be responsible for the recruitment and management of the vendors in assigned area.
Job Responsibilities:
- Assist the Regional Manager in managing the Property Managers within assigned area.
- Execute team goals in assigned area.
- Assist the Regional Manager in Identifying deficiencies and implement improvements within assigned
area. - Assist the Regional Manager in meeting with Property Managers in assigned area on a weekly
basis. - Attend weekly team meetings within assigned markets.
- Monitor each market’s performance and goals on a weekly basis to ensure meeting or exceeding
expectations. - Assist the Regional Manager in training Property Managers to develop the necessary skills
required to meet or exceed performance goals and to manage their markets. - Assist in providing training, project assignments and management for new Property Managers in those
assigned markets without an assigned Property Manager. - Assist Property Managers with training in existing markets.
- Assist in implementing action plans, new procedures, and policies.
- Work to resolve any field related conflict resolution; vendors, HOA etc.
- Provide management with field related activity updates and reports.
- Develop and maintain local vendor pool to meet the needs of the construction pipeline in each market.
- Interview and qualify new vendors to meet company pricing and quality standards. Reinforce our
capacity expectations. - Attend regular meetings in each market to identify and address each market’s most critical vendor
needs. - Negotiate and establish best pricing and rates with regional and local vendors.
- Identify local pricing adjustments and regularly communicate pricing updates to input into the matrix
for each market. - Research and analyze industry trends and evaluate information as it applies to our vendor recruiting
strategy. - Provide weekly and monthly reports on vendor conditions in each market.
- Improve and maintain product specifications, including trends in products and materials to help control
costs and speed to construction. - Provide insight to varying or seasonal material and labor conditions.
- Assist the field teams with resolving conflict resolution with vendors.
Required Qualifications (Including Education):
- Residential Construction Management experience.
- Vendor/Subcontractor Recruitment experience.
- Conflict management and negotiation experience.
- Results oriented, problem solving individual with the ability to adapt to a changing environment.
- Executive presence with strong interpersonal skills.
- Possess excellent verbal and written communication skills.
- Demonstrated experience working in cross-functional teams.
- Must be proactive and able to provide timely follow up.
- Ability to multi-task with strong organizational skills and attention to detail and quality.
- Knowledge of construction practices and labor costs in construction, plus a good knowledge of the uses
and costs of materials. - Must demonstrate strong proficiency in Microsoft office applications.
- Solid understanding of local, state and federal building code and safety standards requirements.
- Minimum 10 years residential construction management experience desirable, but not required.
- Strong knowledge of local/national building codes and the ability to interpret updates as needed.
