A leading residential management organization is seeking an experienced Maintenance Technician to oversee a community or multiple communities in the Greenville, South Carolina area.
Position Overview
The Maintenance Technician will take a hands‑on role in keeping multiple properties operating safely and efficiently. This position requires a skilled, dependable professional who can troubleshoot issues, complete repairs, and ensure all buildings, systems, and equipment are well‑maintained. Your work directly supports a clean, comfortable, and reliable living environment for residents.
Role Responsibilities
- Partner with the Service Manager to ensure all vacant units are turned within three days, barring unforeseen complications.
- In the Manager's absence, oversee and coordinate turnkey work performed by outside contractors.
- Demonstrate care for residents through timely follow‑ups and precise completion of service requests.
- Diagnose and resolve maintenance issues involving HVAC, electrical, plumbing, and appliance repair.
- Prepare vacant units for move‑in through repairs, improvements, and quality checks.
- Protect the long‑term value of the property by executing preventative maintenance programs consistently.
- Maintain the community's appearance and safety through general upkeep, cleanliness, grounds care, and seasonal tasks.
- Deliver exceptional customer service to all residents.
- Participate in weekend/evening work as needed and respond to after‑hours emergencies as part of the on‑call rotation.
Qualifications
- Experience in building maintenance or formal training in the trades.
- A current EPA Section 608 certification is required and must be maintained throughout employment.
- Beginner to intermediate skills in HVAC, plumbing, electrical, and appliance repair.
- HVAC certification or willingness to obtain within 90 days of hire.
- Availability to respond to property emergencies, including on‑call duties.
- Ability to regularly lift 25–50 lbs and frequently lift 10–20 lbs.
- Reliable personal transportation for daily work and emergency response.
- Strong written and verbal communication skills.
- Professional appearance and demeanor.
- Basic computer proficiency and comfort with software and mobile applications.
- Strong attention to detail and a commitment to getting work done correctly the first time.
