Role Description
Director of Operations
Leadership, in its truest sense, is the intersection of vision, discipline, and integrity. We are seeking a Director of Operations who exemplifies that blend—someone whose command of operations is matched by a deep respect for the people and communities behind every property.
You will oversee a diverse portfolio of multi-family and single-family properties across the Washington, D.C. metropolitan area, ensuring that each asset operates efficiently, complies rigorously, and performs to its highest potential. This is a role for a decisive leader who sees property management not as upkeep, but as stewardship—an active responsibility to sustain value, inspire teams, and build durable trust among owners, investors, and residents alike.
Operational Leadership (50%)
- Direct daily operations for assigned communities with precision, transparency, and fiscal discipline.
- Oversee financial performance, including budgeting, reforecasting, revenue growth, and cost control.
- Implement strategic business and marketing plans while ensuring adherence to Fair Housing, ADA, Equal Opportunity, and OSHA regulations.
- Conduct regular team meetings, site inspections, and quarterly reviews to reinforce accountability and continuous improvement.
- Collaborate with development partners and contractors on redevelopment and construction phases; attend construction meetings and evaluate proposals for cost efficiency and design integrity.
- Audit high-value repairs and vendor performance to maintain operational excellence.
Relationship & Stakeholder Management (25%)
- Cultivate trust-based relationships with owners, investors, and asset managers through regular meetings, comprehensive reporting, and transparent communications.
- Strengthen resident satisfaction and retention through proactive engagement and responsiveness.
- Empower Regional and Community Managers through leadership development, collaboration, and performance coaching.
- Recruit, train, and retain top talent while fostering a culture of inclusion, professionalism, and pride.
Leasing & Growth (25%)
- Lead the leasing program across assigned properties, ensuring competitive pricing, high occupancy, and adherence to brand standards.
- Oversee approximately fifty lease negotiations annually, securing terms that balance profitability and long-term relationships.
- Maintain current market intelligence and ensure each asset remains positioned to outperform peers.
- Contribute to marketing plans and community branding initiatives that enhance the company’s visibility and credibility.
Qualifications
- Bachelor’s degree in business or related field preferred
- 7-10 years of proven experience managing multi-family or single family portfolios
- Demonstrated success guiding property rehab and development projects from planning through completion
- At least 5 years of leadership experience managing diverse teams
- Proficient in property management systems; familiarity with Buildium, Service Fusion, Rently, and MLS advantageous
- Strong financial acumen, analytical skill, and presentation ability
Compensation: $70,000 - $90,000
