We are seeking a dynamic and detail-oriented Property Manager / Maintenance Coordinator to oversee the daily operations of residential properties in an assigned portfolio of mostly single family homes. This role combines general property management responsibilities with maintenance coordination, ensuring that our properties are well-maintained, compliant with regulations, and delivering exceptional resident experiences. The ideal candidate will possess strong organizational skills, a proactive approach to problem-solving, and excellent communication abilities. This position offers an exciting opportunity to lead property operations for your assigned portfolio of homes while fostering positive relationships with property owners, tenants, vendors, and team members.
Responsibilities
- Oversee property maintenance activities by coordinating repairs, inspections, and preventative upkeep.
- Maintain accurate records of all property work orders/service requests.
- Handle communication with professionalism via phone etiquette and written correspondence, addressing inquiries, conflict resolution issues, and service feedback promptly.
- Obtain and review estimates then present and obtain approval of action plans from property owners.
- Supervise team members involved in property management tasks and maintenance activities to ensure efficient workflow and excellent customer service delivery.
- Perform 3-6 home inspections each week using an inspection app on your phone and then present the findings in a report to the property owners.
Skills
- Proficiency in property management software such as Appfolio, Propertyware, Yardi, OneSite, or comparable tools for maintenance tracking.
- Knowledge of home maintenance/repair, basic landlord-tenant law and Fair Housing regulations.
- Excellent customer service skills with the ability to handle conflict management situations effectively.
- Ability to manage multiple priorities through effective time management and organizational skills; experience in data entry and filing is essential.
- Effective team communication skills combined with a collaborative approach to problem-solving within a fast-paced environment.
