What are the responsibilities and job description for the Commercial and Residential Property Manager position at Rental Properties?
Candidate must be a self-starter who works well independently or in a team.
MANAGEMENT RESPONSIBILITIES
- Responsible for the day to day operations of the property.
- Prepare resident notices such as Lease violations, rent increases notices, inspection notices, etc.
- Attend court on evictions.
- Responsible for clerical duties: answering phones, filling, mailing, etc.
- Responsible for the physical condition of the property (daily walk thru of property to insure grounds are clean, ensure lawn care company comes as scheduled, ensure all property is up to par and not in need of repair)
- Conduct daily property inspections.
- Accept maintenance work orders and coordinate completion with maintenance staff.
- Ensure that maintenance logs and maintenance folders are updated (every repair should be filed in the correct file)
- Get vacant units ready for occupancy (schedule cleaning, maintenance, repairs)
- Ensure timely vacancy turnaround.
- Collect bids for service and maintenance work.
- Enforce the Lease and Rules and Regulations.
- Attend after hour and weekend emergencies.
- Maintain the rental office clean and organized.
- Handle disturbances and loitering.
- Ensure leases are renewed in timely manner.
FINANCIAL RESPONSIBILITIES
- Rent Collection and Deposit.
- Post vacancy with signs and in local papers
- Prepare POs for services and supplies.
COMPLIANCE RESPONSIBILITIES
- Accept applications for housing, log them on the property's waiting list, scan and send to the Owner.
- Process applications for eligibility.
- Review waiting list and conduct marketing efforts as needed to replenish the waiting list.
- Maintain permanent resident files organized and in good order.
- Manage the waiting list under fair housing guidelines.
Qualifications
Must be able to read, write and speak English with the ability to write clear reports and other correspondence.
Work history emphasizing strong customer relations, oral and written communications, and organization skills.
Bilingual abilities a plus.
Computer Literacy (Word, Email)
Current GA driver's license.
High school diploma or equivalent.
Ability to communicate with residents and co-workers from diverse cultures and background.
Job Type: Full-time
Pay: $16.00 per hour
Expected hours: 40 per week
