Role Description The Commercial Property Maintenance Coordinator is a full-time, on-site role based in Memphis, TN, responsible for overseeing maintenance activities for commercial properties in the company’s portfolio. This position coordinates daily repair and maintenance requests, schedules and monitors contractors and vendors, and ensures timely completion of work orders and preventive maintenance tasks. The role includes tracking maintenance issues, maintaining accurate records, and communicating clearly with property owners, tenants, and service providers regarding maintenance status and expectations. The coordinator helps develop and implement maintenance standards, supports inspections, and identifies recurring issues to improve building performance and reduce downtime. This role also collaborates with property management team members to prioritize needs, manage budgets, and uphold safety and compliance requirements.

- Candidates should possess Supervisory Skills to direct maintenance personnel and vendors, monitor performance, and support safe work practices.
- Strong organizational and time management skills to handle multiple work orders, set priorities, and meet deadlines.
- Effective verbal and written communication skills for clear interaction with tenants, property owners, and contractors.
- Working knowledge of building systems (HVAC, electrical, plumbing) and basic facility safety and compliance standards.
- Proficiency with maintenance or property management software and standard office applications.
- Previous experience in commercial property maintenance coordination, facilities management, or a related field is preferred.
- High school diploma or equivalent required; additional technical training or certifications in maintenance or facilities management are beneficial.
