What are the responsibilities and job description for the Manager, Underwriting position at RENEW FINANCIAL GROUP LLC?
Summary
The Underwriting Manager is responsible for ensuring consistent, compliant, and risk-aware credit decisioning across our PACE portfolio. This role owns both the execution and evolution of underwriting – balancing borrower eligibility, ability-to-repay requirements, property-based considerations, and program-specific regulatory standards.
This is not a checklist underwriting role. The Underwriting Manager is expected to exercise sound judgment, identify risk beyond the obvious, and continuously refine how we evaluate loans as guidelines, investor expectations, and regulatory requirements evolve.
What You’ll Do
- Review and make decisions on PACE applications, assessing borrower eligibility, ability to repay, and overall creditworthiness in line with program guidelines and regulatory requirements
- Evaluate income documentation, credit reports, and debt obligations to determine a borrower’s financial capacity and identify potential risk indicators
- Review property-related documentation—including title, tax status, and valuation—to confirm eligibility and lien position
- Ensure all underwriting decisions meet applicable consumer protection standards and internal compliance expectations, with clear and defensible documentation
- Identify inconsistencies, red flags, or gaps in loan files and take appropriate action to resolve or mitigate risk
- Oversee pipeline volume and turnaround times while maintaining a high standard of quality and accuracy
- Partner with compliance, capital markets, and operations teams to ensure underwriting practices align with evolving program rules, investor requirements, and regulatory expectations
- Contribute to the ongoing refinement of underwriting guidelines, job aids, and quality control processes based on performance trends and audit feedback
- Review resubmissions and escalations, providing thoughtful second-level decisioning where needed
What You Bring
- Strong experience evaluating consumer credit, including income and ability-to-repay assessments
- Working knowledge of property-based lending concepts, including title, liens, and valuation
- Deep familiarity with credit reporting and the ability to interpret borrower behavior beyond surface-level metrics
- Sound judgment and a willingness to dig into nuance – not just follow guidelines, but understand their intent
- Ability to identify risk, inconsistencies, and edge cases, and respond with appropriate mitigation or escalation
- Strong time and pipeline management skills in a production environment
- Clear written and verbal communication, especially when documenting decisions or explaining exceptions
- High attention to detail and a bias toward accuracy and defensibility
Experience & Education
- Bachelor’s degree or equivalent experience, with 5 years in consumer lending underwriting or credit analysis
- Experience in regulated lending environments strongly preferred (PACE, mortgage, or similar)
