Immediate Supervisor: Regional Manager

The Community Director is responsible for overseeing all day-to-day operations of the property, including financial performance, leasing, maintenance, resident relations, and team management. This leadership position ensures the community operates efficiently, achieves occupancy and revenue goals, and upholds REEP’s commitment to providing an exceptional living experience for residents while maintaining the highest operational and ethical standards.


Primary Responsibilities

I. Personnel

  • Interview, select, hire, and train on-site team members.
  • Mentor and develop staff in all aspects of property management, including leasing, maintenance expectations, and superior customer service.
  • Motivate, lead, and evaluate personnel while addressing performance issues and aligning team efforts with community goals.
  • Prepare and manage monthly staff schedules, delegating responsibilities to ensure efficiency and timely completion of objectives.
  • Foster a professional, positive, and collaborative team culture where all staff members maintain a high standard of appearance and conduct.

II. Administrative

  • Manage property operations within established budget guidelines, monitoring expenses and identifying cost-saving opportunities.
  • Approve all leases and ensure compliance with Fair Housing and company policies.
  • Review community performance metrics regularly, evaluating financial trends and occupancy to make data-driven operational decisions.
  • Conduct market surveys, shop competing communities, and analyze local trends to improve resident retention and drive new traffic.
  • Oversee administrative duties including rent collection, lease renewals, reporting, and documentation accuracy.
  • Plan and oversee resident engagement events to foster a strong community culture.
  • Participate in due diligence, property inspections, and acquisitions as needed.
  • Perform additional duties as assigned by the Regional Manager.

III. Maintenance

  • Oversee maintenance operations and ensure timely completion of resident service requests.
  • Build strong relationships with vendors and contractors to ensure quality work, fair pricing, and timely scheduling.
  • Physically walk and inspect the community daily to identify and address landscaping, building, and amenity needs.
  • Ensure vacant and make-ready units meet company standards prior to occupancy.
  • Conduct regular safety walks to confirm no life/safety issues are present and that the property remains compliant with OSHA and company standards.

IV. Physical Demands

This position requires the ability to perform both administrative and on-site duties, which may include:

  • Frequent walking throughout the property, including stairways and outdoor areas.
  • Standing, sitting, or walking for extended periods.
  • Occasionally lifting or moving items up to 25 pounds.
  • Operating standard office equipment and using computers for reporting and communication.
  • Exposure to variable weather conditions while performing property inspections.

Qualifications:

Core Qualifications 
Education: 

  • High school diploma or GED required. 
  • Bachelor’s degree in business, real estate, or hospitality preferred. 

Experience: 

  • 3–5 years in property management or related fields. 
  • Prior supervisory or leadership experience is often expected. 

Certifications (optional but beneficial): 

  • Certified Apartment Manager (CAM) 
  • Certified Property Manager (CPM) 
  • Real Estate License (depending on state laws)

  • Customer service and resident relations 
  • Knowledge of fair housing laws and local regulations 
  • Proficiency in property management software (e.g., Yardi, AppFolio)
