Position Summary
The Community Director is responsible for the overall leadership, operational performance, and financial success of the assigned residential community. This role oversees personnel management, administrative operations, financial performance, resident relations, and property maintenance to ensure alignment with REEP Residential’s objectives and culture.
The Community Director partners closely with the Regional Manager and Director of Operations to drive property performance, ensure compliance, and maintain portfolio-wide operational alignment. As the on-site leader, this role sets the standard for professionalism, accountability, and customer service excellence.
I. Personnel Management
- Interview, select, hire, train, and develop on-site team members.
- Provide ongoing coaching and mentorship in leasing, customer service, maintenance standards, and operational excellence.
- Motivate, direct, and evaluate team performance in alignment with community goals.
- Provide performance feedback and make disciplinary recommendations as appropriate.
- Address employee relations matters in partnership with Human Resources.
- Delegate responsibilities effectively to ensure deadlines and operational objectives are met.
- Maintain and enforce high standards of professional conduct and appearance.
- Foster a positive, accountable, and performance-driven team culture aligned with company values.
II. Administrative & Financial Oversight
- Manage community operations in accordance with approved budgets and monitor expenses.
- Review financial performance, analyze trends, and implement corrective action plans as needed.
- Approve leases and ensure compliance with company policies and Fair Housing regulations.
- Conduct market surveys to maintain competitiveness and drive occupancy and retention.
- Oversee all administrative functions in alignment with company policies and procedures.
- Support due diligence and acquisition activities, as applicable.
- Ensure compliance with all local, state, and federal regulations.
- Perform additional duties as assigned.
III. Maintenance & Asset Preservation
- Oversee vendor and contractor relationships, including scheduling, performance, and invoice review.
- Conduct regular property inspections to ensure company standards and curb appeal are maintained.
- Ensure timely and appropriate routing of service requests and monitor resident satisfaction.
- Identify and address life-safety risks and maintenance concerns in a timely manner.
IV. Core Qualifications
Education
- High School Diploma or GED required; bachelor’s degree in business, real estate, or a related field preferred.
Experience
- 3–5 years of multifamily property management experience required.
- Prior supervisory or leadership experience required.

VI. Physical Requirements
- Frequently walk the property, including climbing stairs and accessing multiple floors

- Occasionally lift and/or move up to 25 pounds
- Bend, stoop, kneel, crouch, and reach as necessary
- Operate standard office equipment
- Respond to on-site emergencies as needed, including after-hours situations
