What are the responsibilities and job description for the Assistant Pre-Construction Project Manager position at REEF Builders?
Provides daily coordination of all projects in the pre-construction phase. Serves as the point of contact for vendors, subcontractors, and design professionals. Manages the permitting process, prepares final contract documents, and coordinates with the construction team for estimating, budgeting, and site preparations. Reports directly to the Vice President.
Essential Duties & Responsibilities:
- Project Coordination: Review the pre-construction schedule daily and assign priorities to subordinates and consultants. Coordinate with the Project Manager to forecast schedule requirements.
- Permitting & Regulatory: Manage the permit process to support schedules. Serve as liaison with town authorities; prepare for and attend regulatory hearings as required.
- Design Management: Assign and manage tasks for design professionals, including home designers, civil/structural engineers, surveyors, and environmental consultants.
- Client Relations: Maintain a professional attitude with all REEF customers. Manage the customer selections process and coordinate requested changes with designers and specifications.
- Construction Handoff: Coordinate with the construction team at project kick-off. Attend customer walk-throughs and coordinate change order documents.
- Contracts & Financials: Manage the estimating and bidding process. Prepare final budgets, owner agreements, and contract documents.
Requirements:
- Bachelor’s degree in Architectural Design, Civil Engineering, Business Management, or related discipline preferred.
- 5 years of design, construction and management experience with increasing responsibility.
- Proficiency in scheduling software and Windows Suite
- Strong knowledge of State Building and Energy Codes, local zoning, conservation, and permitting regulations.

Pay: $75,000.00 - $90,000.00 per year
