About the Position
The Maintenance Supervisor is responsible for overseeing and performing maintenance operations to ensure that all properties are safe, functional, and well-maintained. This role provides hands-on support and leadership to maintenance technicians while ensuring timely completion of service requests and adherence to quality standards.

Essential Duties and Responsibilities:
- Team Leadership: Provide direction and support to on-site maintenance technicians, ensuring work is completed efficiently and in accordance with company standards.
- Maintenance Operations: Receive, prioritize, and complete maintenance requests for apartment units, common areas, and building exteriors.
- Property Inspections: Conduct daily property walks with maintenance technicians to identify repair needs, safety concerns, and opportunities for improvement.
- Work Order Management: Enter, review, and schedule work orders to ensure timely and accurate completion of tasks.
- Repairs and Upkeep: Perform or oversee a variety of repairs, including interior and exterior painting, drywall, electrical, minor appliance and plumbing repairs, furniture moving, and pest control assistance.
- Unit Turnovers: Collaborate with the Community Manager to ensure all vacant units are prepared and ready for occupancy within established timelines (typically 14 days).
- Preventive Maintenance: Develop and implement preventive maintenance programs for equipment, systems, and building infrastructure to minimize downtime and extend asset life.
- System Oversight: Understand and monitor the operation of fire control, water, and other building systems, ensuring proper functionality and compliance with safety standards.
- Grounds and Janitorial Care: Maintain the cleanliness and curb appeal of the property through regular groundskeeping and interior/exterior janitorial duties.
- Procurement: Purchase supplies, equipment, and contracted services as needed to support routine maintenance activities and ensure cost-effective operations.
Knowledge, Skills and Abilities:
- Excellent communication skills, both written and verbal, with strong attention to detail.
- Strong interpersonal skills and the ability to work effectively with diverse stakeholders.
- Proactive, organized, and adaptable with the ability to manage multiple tasks in a fast-paced environment.
- High level of professionalism, ethics, and integrity.
- 5 years experience as a maintenance supervisor.
- High energy team player that is a self-starter that can work proactively with limited supervision.

While performing the duties of this job, the employee is regularly required to sit, see, talk and hear. The employee is occasionally required to stand; walk; use hands and fingers; reach with hands and arms; climb or balance and stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 25 pounds.
