About the Company
Redline Property Partners is a boutique real estate investment, development and management firm headquartered in Charlotte, NC with an office in Minneapolis. The company acquires, develops and manages commercial real estate projects with approximately $300MM AUM currently.
About the Role
This position supports investment activities and portfolio management, including underwriting acquisitions, development, due diligence, market / project research, and investor reporting. As a member of an entrepreneurial team, this person will be exposed to all facets of real estate investment, development and management and will have the opportunity to assume greater responsibility and supplement their skill set as the position grows. This position is based in Charlotte, NC, and may require some travel.
Responsibilities
- Create complex financial models and development proformas for various product types.
- Track financial results of properties and compare to underwriting.
- Actively participate with the due diligence of pursued investments.
- Interact with lenders and monitor covenants throughout asset hold period.
- Create investor marketing materials and reporting packages.
- Perform hold/sell analyses and make recommendations.
- Analyze financial impacts of proposed lease terms.
- Contribute to asset management functions including budget and financial statement review, capital recommendations and tracking and communication with property managers and leasing teams.
- Prepare quarterly and annual reports for existing portfolio investments.
- Create and maintain lease and loan briefs for the portfolio of properties.
Qualifications
- Bachelor’s degree in real estate, finance, accounting or related field from an accredited institution required. Advanced degree preferred.
- 1-3 years related experience required in real estate, accounting or in a financial analysis role
Required Skills
The following skills are required for successful performance in the role, and preference will be given to candidates with some or all of these skills or experience:
- Proficient Microsoft Office (Excel in particular). Argus exposure preferred.
- Strong analytical skills and experience creating complex financial models.
- Highly numerate with a strong skill set in representing the concepts of real estate investment accurately and efficiently in Excel form in order to perform numerical and financial calculations and analysis.
- Understanding of general accounting principles.
- Entrepreneurial, self-motivated and proactive.
- Successfully manage a variety of tasks within a tight time schedule with close attention to detail.
- Strong communication skills; both written and verbal with ability to interact with employees, visitors, and business partners with poise and diplomacy.
- Think creatively and contribute to a project success.
- Ability to leverage technology to perform job functions at the highest level.
- Ability to work independently and as part of a team.
- Familiar with and preference with working in a private equity firm culture.
