Red Oak Management Co, Inc. is currently seeking a dedicated Affordable Housing Area Manager to join our team in Kent City, MI, serving the communities of Sand Lake, Grant, Muskegon, White Cloud, Baldwin, Hart, Sheridan, and Stanton. This full-time position offers a competitive hourly wage of $22 – $27. Your Day:
You will serve as a peer coach to site managers and staff, including maintenance personnel, fostering best practices and skill development. You will be responsible for tracking vacancies, overseeing capital projects, and addressing rent discrepancies, providing regular updates to the corporate team. Additional responsibilities include training staff on new procedures, ensuring compliance with company policies and regulations, and supporting operational excellence across all properties. As you transition into the role, you will have the guidance of the outgoing Area Manager, who remains available as a resource to support your success.

DO YOU HAVE WHAT IT TAKES?
The Affordable Housing Area Manager will work a straight 8-hour shift, Monday through Friday, with a typical day starting between 7:00 a.m. and 9:00 a.m. and ending between 3:00 p.m. and 5:00 p.m., depending on the needs of each site. The position begins each day from the employee's home, enabling direct travel to assigned properties without the need to report to a central office. Rare on-call responses may be required for emergency situations.
Here's what we're looking for in our ideal Affordable Housing Area Manager:
- Affordable housing property management experience
- Fair housing training or certification
- Understanding of compliance rules, laws, and processes (at least minimal level)
- Ability to travel regularly within assigned area using your own vehicle
- Experience coaching peers or working in a leadership capacity (preferred)
- Additional compliance certifications or knowledge of LIHTC, HUD, or Rural Development regulations (preferred)
