Red Key Builders is seeking an experienced construction professional to oversee and manage the development of 2–4 luxury custom homes per year in Naples, Florida. This position is responsible for managing projects from pre-construction through certificate of occupancy, ensuring exceptional quality, code compliance, budget control, and timely completion to maximize seasonal market opportunities.
Required Qualifications
• Minimum 10 years of experience managing and constructing luxury custom homes within the City of Naples.
• Demonstrated experience building custom residences with completed values of $8 million or greater.
• Extensive knowledge of City of Naples permitting, inspections, zoning requirements, flood regulations, and code compliance.
• Proven track record of successfully delivering luxury custom homes on schedule and within budget.
• Established relationships with Naples-area subcontractors, suppliers, architects, engineers, and consultants.
• Strong understanding of luxury construction methods, waterfront construction, FEMA requirements, and high-end finishes.
• Experience sourcing materials, selecting finishes, negotiating subcontract agreements, and managing vendor relationships.
• Ability to oversee multiple projects simultaneously while maintaining strict quality and scheduling standards.
• Strong project scheduling, budgeting, subcontractor management, and cost-control skills.
• Ability to review and coordinate architectural, structural, mechanical, electrical, plumbing, and civil plans.
• Excellent communication, leadership, and problem-solving skills.
• Experience managing projects with a strong focus on construction speed and efficiency to ensure homes are completed in time for peak seasonal sales opportunities.
Preferred Qualifications
• Certified General Contractor (CGC), Certified Building Contractor (CBC), or Certified Residential Contractor (CRC) license highly preferred but not required.
• Previous experience as a Construction Manager, Project Executive, Senior Project Manager, General Contractor, or Owner’s Representative for luxury custom home builders.
• Experience managing homes in Port Royal, Aqualane Shores, The Moorings, Park Shore, Old Naples, Coquina Sands, Pelican Bay, or similar luxury markets.
• Experience delivering homes exceeding $10 million in market value.
Primary Responsibilities
• Manage all aspects of luxury custom home construction from permitting through completion.
• Coordinate subcontractors, suppliers, inspections, and consultants.
• Monitor construction progress, quality control, and code compliance.
• Source materials, finishes, fixtures, appliances, and specialty products.
• Develop and maintain project schedules.
• Manage budgets, contracts, change orders, and procurement.
• Conduct regular site meetings and inspections.
• Ensure projects are completed on schedule, within budget, and to Red Key Builders quality standards.
