Job Summary
Landlord–Tenant Case (~$1M in Dispute) – Los Angeles County
I am a landlord (commercial Property) with an active landlord–tenant dispute, with total claimed damages in the range of approximately 1 million dollars, and I am seeking litigation counsel to take the case primarily on a contingency fee basis, with a modest upfront payment.
Key case details: Jurisdiction: Santa Monica Superior Court
Type of case: Civil landlord–tenant / real estate dispute (not a simple unlawful detainer).
Amount in dispute: Approximately $1,000,000 (unpaid rent, consequential losses, and related damages).
Posture: Majority of discovery has already been completed; there may be some limited follow‑up discovery and motion practice before hearing/trial.
Status: Case is already on file and approaching the stage where it needs focused trial preparation and presentation.
File condition: Pleadings, discovery responses, key documents, and communications are organized to minimize ramp‑up time for new counsel.
Fee structure I am looking for: Primarily contingency, with counsel earning a significant percentage of any judgment, settlement, or recovery. I can pay a limited initial fee, but I cannot support a full hourly litigation budget. Open to a hybrid (modest, capped hourly plus higher contingency percentage) if that aligns incentives.
