Job Summary
Red Cottage is seeking a highly reliable and detail-oriented Maintenance Porter to support our portfolio of design-forward homes across Eastern Long Island, with coverage spanning both the Hamptons and North Fork.
This role is responsible for preserving the condition, functionality, and presentation of some of the region’s most thoughtfully designed homes. The Maintenance Porter will conduct regular property rounds, address light maintenance needs with precision, and serve as a critical on-the-ground partner in ensuring that each home is impeccably prepared for guest arrival.
The ideal candidate brings a strong residential maintenance background, a proactive mindset, and a deep respect for high-quality homes and environments.
Key Responsibilities:
Property Inspections & Quality Control
- Conduct scheduled inspections across the portfolio using detailed checklists
- Document property condition with thorough notes and photos
- Identify and proactively flag maintenance, safety, or presentation issues
Home Readiness & Supply Management
- Deliver and restock household essentials, amenities, and cleaning supplies
- Ensure each home is fully equipped and guest-ready at all times
Light Maintenance & Preventative Care
- Complete minor repairs with care and attention to detail, including lighting, hardware, fixtures, and basic plumbing or electrical work
- Perform seasonal upkeep such as outdoor preparation, deck and patio readiness, and general property refreshes
- Maintain a high standard of finish appropriate to premium homes
On-Call Support
- Provide weekend on-call availability to address time-sensitive maintenance needs
- Respond promptly and professionally to urgent issues, coordinating or executing solutions as required
Vendor Coordination & Oversight
- Facilitate access for third-party vendors and service providers
- Oversee work on-site to ensure quality and completion
- Communicate updates and outcomes to the Maintenance Coordinator
Documentation & Communication
- Maintain accurate records of work completed, materials used, and associated costs
- Log activity in company systems (Breezeway, Slack, Google Workspace)
- Communicate clearly and consistently with internal teams to ensure seamless follow-through
Qualifications
- Demonstrated experience in residential maintenance, property care, or hospitality environments
- Working knowledge of basic plumbing, electrical, carpentry, and general home systems
- Strong attention to detail and pride in maintaining high-end homes
- Organized and comfortable using mobile tools and property management platforms
- Professional, courteous communicator with a service-oriented mindset
- Valid driver’s license, reliable personal vehicle, and smartphone
- Physically capable of lifting up to 50 lbs, climbing ladders, and working in varied indoor/outdoor conditions
