Location: Knoxville, TN

Pay: $20/hr

Schedule: Part-Time (12-14 hours – over 6 days per week, some evenings & Saturdays required)

Job Summary

The Colonies, a large West Knoxville community is seeking a dependable, observant, and self-motivated Property Access Control Monitor to assist in maintaining the safety, appearance, and overall quality of the community. This position requires an individual who enjoys working independently, has excellent attention to detail, and can communicate effectively with management, Board members, homeowners, and local authorities when necessary.

The Property Access Control Monitor plays an important role in enforcing community rules, monitoring common areas, documenting property conditions, and helping preserve property values while promoting a safe environment for residents.

Schedule

Part-time position averaging 12-14hours per week spread over 6 days per week with some evenings & Saturdays required

Hours should be spread throughout all seven days of the week

One evening inspection each month after dark to evaluate community lighting

Required to work the following holidays:

Memorial Day

Independence Day (July 4)

Labor Day

Compensation & Benefits

Pay is $20/hr

monthly vehicle/gas allowance

monthly cell phone allowance

One (1) week of paid vacation annually

Three (3) personal leave days per year (advance notice required when possible)

Primary Responsibilities

The Property Monitor will routinely inspect the community and document observations, including:

Conduct daily inspections of all common areas including:

Clubhouse

Pool area

Bathrooms

Playground

Tennis courts

RV parking area

Parking lots

Walking areas

Monitor parking violations and suspicious vehicles.

Issue parking warnings and violation notices according to established procedures.

Coordinate vehicle towing when authorized.

Report suspicious activity, vandalism, property damage, or safety concerns.

Observe homes and common areas for unusual or emergency situations and notify homeowners, management, or law enforcement as appropriate.

Monitor compliance with HOA rules regarding:

Parking

Trash disposal

Carports and driveways

Common area use

Other non-architectural violations

Monitor streetlights and report lights needing repair.

Maintain an updated list of homes for sale within the community.

Review security camera footage as needed.

Obtain and submit copies of police, fire, or emergency reports involving the community.

Remove unauthorized signs from community entrances (excluding weekend open house signs).

Monitor dumpsters and report large items requiring disposal.

Change clubhouse HVAC filters monthly.

Apply weed control in designated common areas.

Inspect, clean, and restock community bathrooms as needed.

Monitor pool facilities during the off-season, including skimmer inspections.

Keep the pool equipment room clean and organized.

Assist with opening, closing, and monitoring the pool as directed.

Assist the Pool Manager when needed.

Documentation & Reporting

Accurate documentation is an essential part of this position.

Responsibilities include:

Completing detailed weekly inspection reports.

Recording all inspections, violations, follow-up actions, and resolutions.

Submitting electronic timesheets and reports on schedule.

Communicating regularly with HOA committees and Realty Resource Systems management regarding ongoing issues.

Ideal Candidate

Detail-oriented with strong observation skills

Professional and courteous when interacting with residents

Able to document information accurately

Comfortable using a smartphone, camera, email, and spreadsheets

Physically capable of walking the property for inspections in various weather conditions

Safety

Property Monitors are not law enforcement officers and are never expected to place themselves in dangerous situations. If a situation becomes unsafe or threatening, employees are expected to leave the area immediately and contact local law enforcement when appropriate.

Qualifications

Preferred qualifications include:

High school diploma or GED

Valid driver's license and reliable transportation

Ability to pass a background check

Strong communication and organizational skills

Previous experience in property management, security, maintenance, code enforcement, or HOA operations is preferred but not required.
