Realty Income is looking for an Internal Audit Intern to join our internal auditing team.

What You Will Be Working On

This internship will provide in-depth exposure to corporate life in the real estate (REIT) industry and an opportunity to learn more about the day-to-day responsibilities of an auditor.

• Assist in executing and reporting on Sarbanes Oxley (SOX) compliance and control testing of internal policies, procedures, and rules that impact the organization’s operations and environment. This includes working in business process controls as well as IT general controls (ITGC).
• With guidance and supervision from Senior Auditors, perform Tests of Design and Test of Operating Effectiveness, conduct walkthroughs, and request, obtain, and test audit evidence.
• Participate in the Internal Audit initiative to identify opportunities to further develop the utilization of artificial intelligence tools to improve internal audit efficiency.
• Interact with senior management, key stakeholders and external auditors.
• Assist with designing new workflows within the audit management system, AuditBoard, to enhance user capabilities.
  
  

What You Need To Be Successful

We are looking for a student who will be a rising Senior during the summer of 2026 pursuing a Bachelor of Science/Business Administration in Accounting, Management, Information Systems, Economics, or related field with a minimum GPA of 3.2.

• Proficient with Microsoft Office including Outlook, Word, Excel, PowerPoint, Teams, and SharePoint.
• Critical thinker with the ability to synthesize complex information and conceptualize solutions.
• Demonstrated integrity and commitment to the highest ethical standards and personal values.
• Self-motivation and initiative to organize and prioritize work.
  
  

This is a hybrid role with Tuesday, Wednesday, and Thursday required in-office.

The hourly compensation for this role is in the range of $21.00 - $25.00. Hourly rate determined by the candidate's skills, experience, knowledge, education, and abilities.
