What are the responsibilities and job description for the Area Property Manager position at Realty Consultants Property Management?
Position Summary
The Area Manager oversees two multi-family communities in the Wake Forest / Rocky Mount / Wilson areas and serves as RCPM's on-the-ground leader for both communities. This role is the single point of accountability for operational performance, asset performance, team execution, and owner satisfaction across the portfolio. The Area Manager is based at one location and provides oversight for both sites.
This is a hands-on leadership role — not a remote oversight position. The right person brings strong multi-family operations experience, financial literacy, and the drive to execute an active value-add and rent-growth strategy alongside the RCPM leadership team.
Key Responsibilities
Operations & Asset Performance
- Serve as the on-site Property Manager of record at one location; provide operational oversight for both communities.
- Execute RCPM's Asset Performance Plan — driving the controlled rent-to-market strategy, unit renovation sequencing, and NOI improvement targets set with ownership.
- Conduct regular site visits to both communities; maintain high standards for curb appeal, common areas, and unit condition.
- Monitor and drive occupancy, leasing velocity, renewal rates, and portfolio KPIs on a weekly basis.
- Manage the unit turn process to minimize vacancy loss and ensure make-ready quality and speed.
- Oversee preventative maintenance programs and ensure work orders are resolved timely at both sites.
- Conduct periodic Comparative Market Analyses (CMAs) to ensure rental rates are accurate and driving maximum income.
Team Leadership
- Directly supervise, coach, and hold accountable the on-site teams at both communities — including Assistant Property Managers and on-site staff.
- Coordinate daily with the Leasing & Maintenance Coordinators (offshore team members) to ensure lead follow-up, application processing, rent collection, and maintenance coordination are running smoothly.
- Participate in hiring, onboarding, and performance management for site-level staff.
- Set clear weekly priorities for the team; run consistent check-ins to track progress and remove blockers.
Financial Management
- Lead the annual budgeting process for both properties in coordination with RCPM leadership and ownership.
- Review monthly financial statements and variance reports; flag and explain deviations from budget.
- Approve property-level expenditures within established authority limits; ensure cost discipline is maintained.
- Oversee rent collections and delinquency management; manage the eviction process in compliance with NC law.
- Ensure maintenance vendor quotes are competitive; coordinate with RC Maintenance and approved vendor network.
Leasing & Resident Experience
- Drive leasing activity alongside the Leasing Coordinator — including showings, application approvals via BoomScreen, and move-in readiness.
- Maintain high resident review scores; develop and execute resident events and programs that support renewal retention.
- Ensure move-in, renewal, and move-out inspection processes are completed thoroughly and on schedule.
Compliance & Reporting
- Ensure both communities operate in full compliance with Fair Housing laws, NC landlord-tenant law, and RCPM policies.
- Maintain accurate records in RCPM's property management platform; ensure vendor documentation, COIs, and service agreements are current.
- Deliver regular performance updates to RCPM leadership and ownership; flag issues proactively.
