Responsibilities:
- Plan and implement the work of the maintenance department
- Order and maintain all needed maintenance supplies
- Inform Community Director of recommendations regarding special maintenance/repair items or improvements
- Maintain OSHA, Fire Department, and Health Department standards for the facilities
- Train and supervise repair/maintenance personnel
- Coordinate with the Community Director on the purchasing of parts and supplies required for maintenance projects
- Assist in checking fire protection systems for proper operation
- Maintain files on purchased materials and repair costs
- Develop and maintain an annual budget for all maintenance expenses
- Report all maintenance activities to the Community Director
- Perform mechanical maintenance tasks
- Work with the Maintenance Assistant daily
- Remain available on an "on-call" basis for emergency situations
- Will cover days off for the Maintenance Assistant as needed
- Perform other duties as required
- Provide Weekly Maintenance Update to Community Director
- Communicate with Vendors regarding the needs of the Community and Clubhouse
- Coordinate and oversee preventative maintenance programs for building systems and equipment.
- Assist with vendor oversight and monitor contractor performance.
- Respond to and coordinate building emergencies, including water intrusions, HVAC failures, and life safety issues.
- Maintain work order records, and equipment service records.
- Assist with capital projects and building improvement projects as assigned.
- Perform routine inspections of common areas, mechanical rooms, and building systems.
- Plus other work-related tasks as needed

Qualifications:- 4 years of maintenance experience required.
- Experience with HVAC, plumbing, electrical, and mechanical systems required.
- Experience coordinating vendors and contractors preferred.
- Ability to communicate professionally with residents, vendors, management, and Board members.
- Bilingual English/Spanish required
Physical Requirements
• Ability to stand and walk for extended periods throughout the workday.
• Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
• Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
• Manual dexterity to operate tools, equipment, and machinery safely.
• Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
• Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
• Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
• Ability to wear and use appropriate personal protective equipment (PPE).
• Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.

Pay and Benefits:
$80,000 to $82,000, depending on education and experience.
