We are seeking an experienced Community Manager to oversee the daily operations of a well-established 55 residential apartment community in the Greater New Haven area.
The Community Manager serves as the primary point of contact for residents, ownership, vendors, leasing activities, maintenance coordination, rent collection, and overall community operations. This is a highly visible, hands-on position requiring strong organizational skills, professionalism, excellent communication, and the ability to manage multiple responsibilities independently.

Responsibilities
- Manage the daily operations of a residential apartment community
- Serve as the primary point of contact for residents, vendors, and ownership
- Coordinate and oversee maintenance requests, repairs, and vendor scheduling
- Respond to resident concerns and resolve issues professionally and promptly
- Conduct apartment showings and manage all leasing activities
- Process applications, lease signings, lease renewals, move-ins, and move-outs
- Collect, process, and deposit rent payments
- Monitor delinquent accounts and coordinate late notices and eviction proceedings when necessary
- Maintain accurate resident files, records, and documentation
- Utilize property management software to manage resident and property information
- Communicate regularly with ownership regarding maintenance approvals, resident matters, and community operations
- Conduct periodic property inspections and monitor overall community condition
- Serve as the primary after-hours contact for property emergencies and coordinate appropriate response with residents, vendors, and maintenance personnel
- Maintain strong relationships with residents while enforcing community policies and procedures
Qualifications
- Experience managing a 100 unit apartment community strongly preferred
- Community management, apartment management, multifamily property management, or related experience required
- Leasing and resident relations experience preferred
- Strong organizational and time-management skills
- Excellent verbal and written communication skills
- Ability to prioritize, follow through, and manage multiple responsibilities independently
- Experience coordinating maintenance vendors and service providers
- Experience working with senior residents, active adult communities, condominium communities, or multifamily housing is highly desirable
- Experience with AppFolio or similar property management software is a plus
- Connecticut Real Estate License is a plus, but not required
- Reliable transportation required

Pay: $64,000.00 - $70,000.00 per year
