About the Role
We are looking for a high-performing Property Manager who takes ownership of results, not just tasks.
This role is responsible for managing the performance of a residential portfolio, including occupancy, rent collection, listing speed, resident experience, and owner communication.
You will work alongside a dedicated leasing coordinator and maintenance team, allowing you to focus on driving results and protecting the asset.
This is not a traditional property management role. You are accountable for outcomes, even when execution is handled by other team members.
This role requires strong decision-making and the ability to take action without waiting for direction.
What You’ll Be Responsible For
Portfolio Performance
- Maintain high occupancy and minimize days vacant
- Ensure rents are aligned with market conditions
- Support and drive the lease renewal strategy
- Monitor and improve overall portfolio performance across Austin and a small DFW portfolio
Property Onboarding (AppFolio and LeadSimple)
- Set up new properties accurately and completely in AppFolio, collect missing property and owner information
- Ensure all required data, documents, and settings are entered correctly
- Confirm property is ready for leasing, accounting, and operations
- Coordinate with internal teams to ensure a smooth onboarding process
Listing Coordination & Time to Market
- Coordinate make-ready timelines with our Maintenance Team, after PMA is signed
- Schedule and ensure completion of property photos (with internal support for enhancement)
- Schedule and ensure completion of listing video (with internal support for creation)
- Publish listings on Showdigs and all marketing platforms
- Ensure listings go live quickly once the property is ready
- Drive timelines aggressively to minimize time to market
Leasing Performance Oversight
- Oversee leasing performance, including showings, applications, and conversions
- Ensure all properties are set up for self-showings and have strong availability
- Monitor activity levels and take action when demand is low
- Approve pricing, positioning, and leasing strategy
- Coordinate with the leasing team, who executes showings, applications, and lease preparation
Rent Collections & Lease Enforcement
- Maintain near-zero delinquency by the 15th of each month
- Ensure 3-day notices are sent by the 8th without exception
- Enforce lease terms, including late fees and violations
- Manage HOA notices and ensure proper resolution
Owner & Resident Communication
- Provide weekly updates to owners of vacant properties
- Serve as the primary point of contact for owners
- Maintain strong resident communication and resolve issues professionally
Maintenance Oversight
- Oversee maintenance workflow through Property Meld
- Ensure requests are assigned and progressing promptly
- Monitor aging work orders and escalate when needed
- Confirm completion and resident satisfaction
- Communicate updates to owners as needed
Move-In Coordination & Asset Protection
- Ensure all move-in inspections are completed before occupancy
- Verify inspection reports include proper documentation and photos
- Confirm property condition is accurately recorded to protect the asset
Move-Out Coordination & Security Deposit Management
- Coordinate and manage resident move-outs
- Schedule and ensure timely completion of move-out inspections
- Verify inspection reports include complete documentation and photos
- Assess and document damages beyond normal wear and tear
- Enter all applicable move-out charges in AppFolio
- Prepare and issue security deposit disposition letters in compliance with Texas law
- Ensure all timelines and documentation requirements are met
- Ensure all charges are properly documented and recoverable to protect owner revenue
Systems & Process Discipline
- Use LeadSimple (CRM) to manage tasks, workflows, and communication
- Maintain high task completion and follow-up standards
- Ensure all activity is documented and trackable
What You Are NOT Responsible For
- Lead generation or sales
- Direct maintenance scheduling
Compensation & Benefits
- Base Salary: $50,000
- Performance Bonus: Quarterly bonuses tied to:
- Portfolio performance (occupancy, days vacant, rent accuracy, renewals)
- Customer satisfaction (RPM surveys and Google reviews)
- System execution (LeadSimple workflows)
- Company growth (doors, revenue, revenue per door)
- Total Compensation: $80,000 – $90,000 for strong performers
- This role requires local travel between properties; mileage reimbursement is not provided.

What Success Looks Like
- Properties are listed quickly, and leasing activity is strong
- Vacancy timelines are controlled, and pricing is aligned with the market
- Rent is collected consistently with minimal delinquency
- Lease terms are enforced, and revenue is protected
- Owners receive consistent, proactive communication
- Resident and owner satisfaction remains high
- Systems are used consistently, and tasks are completed on time

Requirements
- Texas Real Estate License preferred (not required)
- Experience in property management, operations, or high-level customer service
- Strong communication and conflict resolution skills
- Highly organized with strong follow-through
- Comfortable using systems and tracking performance metrics
