In-Field Property Manager

Real Property Management Gold is seeking a reliable, detail-oriented In-Field Property Manager to join our growing team. This role is perfect for someone who enjoys being on the move, solving problems, and working independently in the field rather than behind a desk. You’ll be the eyes and ears of our property management operation—conducting inspections, coordinating with tenants and vendors, overseeing move-ins and move-outs, and ensuring our homes meet company standards. This is a great opportunity for someone with a strong customer service background who wants to build a career in property management while working primarily out in the field in St. Mary's, Calvert and Southern Charles counties. However candidate must be willing to go to Prince Georges County as needed.

This is a majority in field position. This IS NOT an office Job. Workdays are Monday through Friday 8:30 to 5pm. Evening and Weekend work may occasionally be required as per the needs of the business. Workdays and hours based upon the needs of the business and individual scheduling abilities.

Experience in Property Management or Real Estate is NOT required. Looking for a proven track record of sustained loyalty to an employer, reliability, problem solving skills, integrity and proven work ethic. Hospitality and retail backgrounds are welcome to apply!

Job Duties:

Report to office Monday to Friday 830am to check in and attend daily call

Receive List of inspections/tasks to be completed for the week.

Contact tenants to coordinate and schedule inspections

Drive to and from inspection

Follow script and procedure while conducting inspection and taking pictures.

Complete adminitrative follow up after all inspections, move ins and move outs

Input inspections and resulting work orders in proper format per operating manual

Communicate with Owners the findings of the inspection and answer questions via phone and email

Follow through on ensuring repairs are completed properly as noted in the inspection

Property checks as needed, per the needs of the business

Complete move out inspections

Deposit checks at bank

Attend all Court Dates and file all court paperwork as per the needs of the business

Move lockboxes, signs, and check properties as directed by office manager

Respond to emergencies in the field as they arise.

Check completed repairs at vacant properties as needed

Requirements:

While most work will be during business hours, candidate must be available for evening and weekend hours if needed

Have valid Maryland Drivers License with good driving record and have a reliable vehicle

Must be organized, able to multi task, detail oriented, with good customer service and communication skills

Must go through background check, no criminal record allowed

Property inspection or maintenance experience a plus

Must attend Daily Conference Call

Other Duties:

Assistant Property Manager will also be responsible for all court filings and court attendance each month. Assistant Property Manager will fill out all court forms and scan into office manager to maintain file on all court proceedings.

Compensation:

$1100/wk Salary 57200/yr

$60000-$90000 per yr total compensation with bonuses/commission

Commission/Bonus: $75 per move out, $50 per move in, $40 per occupied inspection (paid after move ins/outs are closed and all steps in inspection completed including owner follow ups and work orders) Additional Bonuses available for job performance goals and metrics.
